For a Long Island rental turnover, keep beach equipment on a separate checklist from bedroom linens. Record which towels belong to each use, where returned gear should be held and who decides whether an item is replaced. A clean bedroom does not establish that damp beach chairs or bags are ready to store.
That’s the turnover in one piece. If you’d rather the calendar took care of itself between guests, tell us the unit and your checkout window and we’ll send a price per turnover.
Assign a home to the beach kit
For an authorized rental used as a base for trips to Jones Beach or another shore destination, label the owner-provided kit by item rather than writing “beach things.” Note chairs, bags and towels separately. Ask the owner to select a holding location for items that need attention. Keep that location away from the clean bedding inventory; do not create an informal pile in the linen closet.
Count sets by use, not by appearance
Similar-looking towels can produce an inaccurate handoff. Establish which sets are for bathrooms and which may leave the property. The turnover note should record what is ready, what is awaiting owner action and what is absent. If laundry is part of the request, confirm washing, drying and return arrangements explicitly; counting a used towel does not make it a clean replacement.
Keep condition reports separate from guest instructions
A missing strap, broken latch or wet storage bag needs an owner decision. Describe the observed condition without attributing blame or promising a repair. The owner can remove that item from the offered kit or arrange replacement before the next arrival. Update the guest-facing list only after the decision so a property description does not promise equipment that has been taken out of use.

Published scope and the limits of this guide
The published JAS scope says: “Request cleaning between authorized guest stays with a property-specific checklist. Checkout and check-in times, bed setup and the supply handoff determine whether the requested turnaround is practical.” — Read the source service page
This handoff does not include an assurance of rental legality, equipment safety, laundry capacity or damage reimbursement. Confirm linen handling and any owner-supplied equipment tasks individually before scheduling.

Frequently asked questions
Can beach towels replace missing bath towels?
Let the owner decide the intended set. Record shortages by use so an improvised substitution does not silently change the property’s setup.
Should every beach item be returned to a closed closet?
Only follow the agreed storage plan for items ready to store. Flag wet, damaged or uncertain items for owner review rather than hiding them with clean supplies.
Does a turnover request include repairing beach chairs?
Do not assume repairs are included. Identify the item and ask the owner to arrange a repair or replacement separately.
