Construction on this newest of the three zones in American Nevada Corporation's 8,400-acre Green Valley plan, in the southeast part of the Las Vegas Valley, began in 1994, so the district reads as 1990s and 2000s stucco-and-tile executive housing plus the 88 condominiums stacked above the ground-floor shops at The District. Pools, wide glazing and covered patios collect Mojave dust and monsoon grit, and hard Colorado River water films shower enclosures, fixtures and pool tile.
Anchoring it are Station Casinos' Green Valley Ranch Resort & Spa on Paseo Verde Parkway — a 497-room property with a 143,891-square-foot casino and one of Henderson's largest payrolls — and The District at Green Valley Ranch at Interstate 215, whose 2004 first phase brought 195,000 square feet of shops and 65,000 square feet of offices, with Paseo Verde Plaza and professional offices such as Fidelity Investments and Edward Jones filling out the corridor.
