What a snowbird arrival cleaning should include

J
JAS Cleaning
FROM THE OPERATING PLAYBOOK · ES / EN

An arrival cleaning for a Florida house that sat closed all summer is a deep clean plus humidity triage: AC vents and return grilles dusted, every fabric surface vacuumed, the refrigerator sanitized before the first grocery run, beds remade with freshly washed linens, and a slow walk through closets and bathrooms looking for mildew — finished the day before you land.

Why the first clean of the season is a deep clean

A regular clean maintains a house that’s being lived in. A house closed from May to October wasn’t being lived in — it was settling. Humid months lay a fine film over every horizontal surface, and because nobody opened a door or moved a chair, that film sits undisturbed in exactly the places a maintenance visit never reaches: baseboards, blinds, sills, door frames, light fixtures, under the furniture. That is precisely the published scope of JAS’s deep clean — a 4–6 hour visit with a 2-person team, 42 items verified by photo, starting at $349.

If you’re still deciding whether to book a cleaning before you come back at all — and how to coordinate one from 1,200 miles away — we’ve covered that half of the question separately. This article assumes the answer was yes, and gets on with the list.

The humidity triage a closed house adds

What separates an arrival clean from any other deep clean is five fronts, and all five are children of the same cause: a summer of humid air circulating through a sealed house.

Sequence it: AC first, cleaning second

The full reopening sequence — AC back to living temperature, a day or two of dehumidifying, a fresh filter, water through the drain traps — has its own article, and the cleaning goes at the end of that sequence for a simple reason: cleaning a house that’s still damp is cleaning it twice. With a smart thermostat the math runs itself from your phone: AC down on Monday, cleaning on Wednesday, your flight on Thursday. On eligible completed visits, the CleanCheck report arrives afterward with checklist status and photos — you review the house from the departure gate.

The honest boundary: film yes, colonization no

Here’s the line, stated plainly. A mildew film on grout or a spot of surface mold on a window frame is cleaning work. Active, spreading mold — climbing a wall, filling a closet, carrying a strong odor — is a remediation case, not a cleaning: our published terms reserve the right to refuse or stop service where conditions like mold make it unsafe for the team, and in that case the right first call is a remediation professional, not a cleaning crew — ours or anyone’s.

FAQ

Can the cleaning happen while I’m still up north?

Yes — that’s the normal case. Most customers leave a door code, a key with a neighbor, or a smart-lock invite, and the visit runs without anyone home. On eligible completed visits, the CleanCheck report afterward shows checklist status and photos, so you see the house before your flight does.

Should the clean happen before or after the AC has been running?

After. Have the AC brought back to living temperature a day or two first — remotely with a smart thermostat, or by whoever holds your key — so the crew works in a house that has already dried down. The sweet spot: the visit finishes the day before you land.

Is the inside of the refrigerator included?

Not automatically — appliance interiors are priced separately from the deep clean. The published add-on is $49 for an empty refrigerator and $69 with food inside; after a season away the fridge should be empty, so the $49 add-on is the one to select when you book.
