Ask ten cleaning companies in Miami what it costs to clean a house and you'll get ten versions of "it depends." Frustrating — but honest. The price of a professional cleaning is built from a handful of concrete factors, and any company that hands you a number without asking a single question about your home is guessing.

The good news: "it depends" does not have to mean an opaque quote. You can see an initial, itemized estimate online in minutes; when scope or eligibility needs review, JAS confirms the price before scheduling. Here is how the math works — and how to compare companies without getting burned.

The four things that actually drive your price

1. The size of your home

Bedrooms, bathrooms, and square footage. A Brickell studio doesn't take the same time as a four-bedroom house in Kendall, and bathrooms and kitchens count for more than their size — they're the most labor-dense rooms in the house. That's why any serious quote starts with how many beds and baths, not a one-size "per house" rate.

2. Which part of Miami you’re in

Premium adjustments apply only to approved operational ZIPs: 33196, 33186, 33183, 33173, and 33175 keep the base; 33176, 33155, and 33165 receive 5%; 33172, 33166, 33178, and 33134 receive 10%; 33143, 33146, 33133, 33156, 33130, 33131, 33139, and 33140 receive 15%; and 33154 receives 20%. We do not infer a surcharge from income, neighborhood, or a similar-looking ZIP.

3. How often we come

This is an important lever. HomeCare offers 15% off weekly and 10% every two weeks for customers planning at least 3 cleanings; every four weeks has no discount. Additional or specialty services are priced separately.

4. The type of service

A Standard cleaning covers surface-level upkeep for a home in good condition. A Deep cleaning adds baseboards, doors, frames, grout, and build-up removal; appliance interiors and windows are priced separately. A Move-In/Out cleaning is calculated from the empty property's size, scope, condition, and extras. Office and other specialty services are calculated by size and scope rather than the residential table.

What's usually included — and what's an add-on

A standard cleaning typically covers: floors (vacuum and mop), dusting reachable surfaces, full bathrooms, kitchen surfaces, trash out, and beds made. The typical add-ons — because they take real additional time — are inside the oven, inside the fridge, interior windows, laundry, and inside cabinets.

Here's the trap when comparing quotes: a lower number that excludes the basics isn't lower. If the "deal" doesn't include full bathrooms or charges separately for mopping, you'll end up paying the same — or more — with a worse experience. Before you compare numbers, compare checklists. Ask for the task list in writing. If a company doesn't have one, that tells you something too.
