What's included

28 items, every time.

A standard house cleaning is the routine that keeps a Miami home from ever getting away from you. Kitchen and bathrooms reset, floors vacuumed and mopped, surfaces dusted, beds straightened, trash out — the same 28-item checklist on every visit, whether it is a one-bedroom in Brickell or a four-bedroom in Kendall. It is maintenance work, not restoration: the list below is exactly what your cleaners work through from the moment they walk in.

Miami makes that list harder than it sounds. Salt air and near-constant humidity pull dust onto ceiling-fan blades and vent covers faster than they collect inland, sliding patio doors track sand and pollen straight onto tile, and an air conditioner running eleven months a year keeps fine dust circulating through the house year-round. That is why the add-on menu below counts fans, vents, blinds, and slider tracks per unit: you can fold any of them into any visit the week it needs attention, instead of saving everything for a seasonal deep clean.

Everything is supplied — eco-friendly products by default, fragrance-free on request, HEPA-filter vacuums. Service is fulfilled by JAS-supplied, background-checked cleaners, and team continuity is prioritized when availability allows. On eligible completed visits, your CleanCheck report returns the checklist status with customer-safe photos, so you can see the finished room before you walk back into it.

Pricing

How much does house cleaning cost in Miami?

A standard house cleaning in Miami is priced by home size: a studio or one-bedroom is the base, and each additional bedroom and bathroom is charged on top of it. Condition, the add-ons you choose, and the approved area you live in all factor in too. We call you about your quote and confirm the final figure with you before you commit to anything — and there is no payment at booking.

Standard house cleaning — typical duration by home size, Miami-Dade
Home sizeDuration
Studio · 1 bath2 hr
1 BR · 1 bath2–3 hr
2 BR · 2 bath2–3 hr
3 BR · 2 bath3–4 hr
4 BR+ · 3 bath4–5 hr

Final price comes with your quote. Add-ons (inside fridge, balcony, laundry, etc.) are priced separately.

Two things sit outside the table. First, a named group of approved Miami-Dade ZIP codes carries a published area adjustment, and it is applied inside your quote — never bolted on afterwards as a surprise line. Second, recurring plans price below a one-time visit, and the cadence table below says exactly how far below. Recurring plans

How much does a recurring plan save?

JAS HomeCare is the same standard clean on a schedule. Weekly visits save 15% and every-two-weeks visits save 10% against the one-time price; every four weeks uses the Standard rate. It is open to any customer planning at least 3 cleanings — no eligibility gate, and no established-customer requirement.

JAS HomeCare — published discount by frequency
FrequencyDiscountWho it suits
Weekly15%Homes with pets, kids, or heavy foot traffic. Each visit stays short because nothing has time to build up.
Every 2 weeks10%The Miami default: dust, floors, and bathrooms never get ahead of you.
Every 4 weeksStandard rateSmaller or quieter homes. Still on the calendar, but each visit carries more accumulated work.

The discount is a plan price, not a welcome coupon: it applies to every visit for as long as the plan runs. The plan renews at your chosen frequency until you cancel — in your account, by text, or by email. And because nothing is charged at booking, changing your mind costs you nothing: travel, skip the visit, and the schedule picks back up on the next one.

Optional extras

What do cleaning add-ons cost?

Add-ons are the work that sits outside a standard maintenance clean — appliance interiors, glass, laundry, built-up pet hair. Tell us which ones you want and each one goes into your quote from the start, instead of turning into a line you find out about later. The most-requested ones, and how each is counted:

Residential cleaning add-ons — how each one is counted
Add-onHow it is counted
Inside the ovenPer oven, standard interior buildup
Inside the refrigeratorPer emptied fridge; with food inside is priced separately
Inside cabinetsPer empty cabinet door; a minimum applies
Interior windows and framesPer reachable interior pane; tracks are separate
Ceiling fansPer fan: blades, housing, reachable light covers
Air vent coversPer reachable vent cover
BlindsPer reachable blind
Sliding-door tracksPer track — the add-on patio homes ask for most
Laundry — wash, dry and foldPer on-site load; working machines required
Bed linen changePer bed, with fresh linens provided at home
Pets in home (dogs/cats)Flat per visit: light hair pickup on floors and furniture
Heavy pet-hair removalFlat; final scope confirmed from photos
Patio or balconyOne small outdoor area; water access may be required
Stairs and handrailsPer staircase flight and its handrail

Nothing on that list is applied unless you pick it. A few lines — heavy pet hair, wall washing, hard-water restoration — are confirmed from photos before they are added, because a conservative quote is only honest when the scope behind it is real. The full menu, including the items that need review, lives on the booking form.

Standard or deep

Standard clean or deep clean?

A standard clean maintains a home that is already in reasonable shape. A deep clean resets one that is not: it folds baseboards, doors and frames, blinds, ceiling fans, reachable light fixtures, sills, switches, and cobweb removal into the included work instead of billing them as add-ons, and it runs 4 to 6 hours rather than 2 to 3.

Most Miami homes start with one deep clean and then hold that result on a recurring standard schedule. If it has been more than three or four months since the last professional clean, or you have just moved in, the first visit is doing restoration work either way — booking it as a deep clean usually costs less than paying for a standard visit that runs long. A deep clean prices above a standard clean of the same size; ask about both when you request your quote. See what a deep clean includes →

Two situations are neither: an empty property at handover is a move-in / move-out clean, with empty cabinet, closet, and drawer interiors inside the scope; and a property let by the night is an Airbnb turnover, with linens and restocking per checkout.

Pricing factors

What moves your price.

The biggest driver is size: bedroom and bathroom count sets the baseline, because bathrooms and the kitchen are where most of the labor lives. A 3-bed 2-bath house in Westchester and a one-bedroom in Brickell need very different amounts of time, even on the identical checklist.

Condition matters on the first visit. If it's been months since the last professional clean, that first appointment runs longer — it's the reset that makes every visit after it faster. From there, frequency works in your favor: recurring HomeCare visits stay shorter because nothing has time to build up, which is why recurring plans are discounted compared to one-off visits.

Finally, the details of your home: pets that shed, add-ons like inside-the-oven or inside-the-fridge, and building logistics — gated communities, condo elevators, front-desk check-in — can add time. Tell us up front in your booking notes and your quote reflects reality, with no surprises at the door.

Every one of those factors is something we ask about before we quote, so the quote you approve already reflects the size baseline, the cadence you chose, and each add-on you asked for. That is the point — any difference shows up in your quote, not on an invoice afterwards.

Frequency

How often should a house be cleaned?

Every two weeks is the rhythm most Miami households land on: it is the longest gap that still keeps dust, floors, and bathrooms from getting ahead of you. Weekly suits homes with pets, small children, or heavy foot traffic. Every four weeks works for quieter homes, but each visit carries more accumulated work.

Humidity is the local variable. Bathrooms that stay damp and windows kept shut against the heat mean grout, shower glass, and sills need attention on a shorter cycle here than in a dry climate; a home with a pool, a screened patio, or a dog going in and out feels a four-week gap long before a two-bedroom condo with the AC running does. If you are not sure, start every two weeks and adjust — the plan cadence is yours to move at any time.

How it works

What happens on the day.

You book online in a few minutes: property type, bedrooms and baths, add-ons, then a date and an arrival window. Nothing is charged at that point. You get a confirmation, and requests placed 24 to 48 hours ahead give us room to hold a team inside your window. If you would rather skip the form, the same booking can be built over WhatsApp, text, email, or a phone call — all four channels are open, 24 hours.

Most recurring customers are not home. A door code, a lockbox key, a smart-lock invite, or a front-desk registration in a condo building all work equally well; leave the details in your booking notes along with anything specific — a product you prefer, a room to leave alone, a dog who does not love the vacuum. The crew works the checklist, and on eligible completed visits your CleanCheck report comes back with that checklist status and customer-safe photos.

Afterwards we email an invoice for the quoted amount with a secure hosted payment link; the paid invoice is your receipt. Cancelling or rescheduling is free up to 24 hours before a visit, and if something is not right, tell us within 24 hours of completion — we arrange qualifying service recovery at no charge. The exact conditions are in the Terms, and our liability coverage and background-check policy are set out under insurance.

📍 House cleaning across Miami-Dade

Service area

House cleaning that knows your neighborhood.

Recurring house cleaning looks a little different in every corner of Miami-Dade. In Westchester and Hialeah, you can book, message us, and read your CleanCheck report entirely in Spanish. In South Miami and Palmetto Bay, biweekly visits are typically larger single-family homes, where floors, patio doors, and ceiling fans carry most of the workload.

In the towers of Brickell, Miami Beach, and Aventura the work changes shape: less floor, more glass, and more logistics — a service-elevator reservation, a front-desk check-in, an arrival window the building sets rather than you. There, the balcony slider and its tracks usually matter more than the floors. In Coral Gables and Pinecrest it is the reverse: bigger houses with terraces, high fans, and a lot of hard floor that shows between visits.

To the northwest, Miami Lakes, Doral, and Kendall West are classic every-two-weeks territory — busy households that want to walk in on a Friday to a finished house. To the south, Cutler Bay and Homestead bring more yard, more sand, and more sliding doors. Wherever you live, it is the same 28-item checklist and the same customer-safe proof after eligible completed visits.

FAQ

Recurring cleaning, answered.

How much does it cost to clean a 3-bedroom house in Miami?+

A 3-bedroom, 2-bath house takes three to four hours on a standard visit. The price comes from the size, the condition of the home, the add-ons you choose, and the approved area you live in — we call you about your quote and confirm the whole figure with you before you commit to anything. The size table on this page shows the full range, from a studio through 4 bedrooms and 3 baths.

How much cheaper is a recurring plan than a one-time clean?+

With JAS HomeCare, weekly visits save 15% and every-two-weeks visits save 10% against the one-time price; every four weeks uses the Standard rate with no discount. The plan is open to any customer planning at least 3 cleanings — there is no eligibility gate and no established-customer requirement — and the discount applies to every visit for as long as the plan runs.

Do I need a deep clean or a standard clean?+

If it has been less than three or four months since the last professional clean, a standard visit keeps the house current. If it has been longer, or the home has never been cleaned professionally, the first visit is doing restoration work either way: a deep clean folds baseboards, doors and frames, blinds, ceiling fans, reachable light fixtures, sills, and switches into the price instead of charging them as add-ons.

How long does a house cleaning take?+

A studio runs about 2 hours; a 1- or 2-bedroom, 2 to 3; a 3-bedroom house, 3 to 4; and 4 bedrooms and up, 4 to 5. Add-ons like inside-the-oven or interior windows add time, and the first visit to a home that has gone months without a professional clean almost always lands at the top of its range.

Will I get the same cleaner every visit?+

We prioritize team continuity when availability allows, so a recurring home is usually served by cleaners who already know it. Every visit is fulfilled by JAS-supplied, background-checked cleaners working the same checklist, so quality doesn't ride on any one person.

Do I need to provide cleaning supplies or a vacuum?+

No — we bring everything: eco-friendly products by default, fragrance-free on request, and HEPA-filter vacuums. If you'd rather we use a specific product or your own vacuum, leave a note on your booking and we'll follow it.

How does access work if I'm not home?+

Most recurring customers aren't home during the visit. You can leave a door code, a lockbox key, or a smart-lock invite, and in condo buildings you can register us with the front desk. Eligible completed visits include a CleanCheck report with customer-safe photo proof, so you can see the result before you're back.

Do you clean apartments and condos, or only houses?+

Both. We clean high-rise condos in Brickell and Miami Beach the same way we clean single-family homes in Kendall or Palmetto Bay — the same 28-item checklist, sized to your bedroom and bathroom count. For condo towers, just tell us at booking if there's an elevator reservation or front-desk check-in.

Can I pause, skip, or reschedule a visit?+

Yes. Travel, holidays, a house full of guests — tell us and we'll skip or move the visit. Cancelling or rescheduling is free up to 24 hours ahead; inside that window the fee published in our Terms applies. Your recurring schedule picks back up on the next visit.

How far in advance do I book, and when do I pay?+

New bookings need 24–48 hours' lead time so we can confirm a team for your arrival window; recurring customers are already on the calendar. Nothing is charged at booking — after each completed visit we email an invoice for the quoted amount with a secure hosted payment link, and the paid invoice is your receipt.
