For mold on a porous wall — flat paint, bare drywall, unsealed wood — the published cleaning guides side with vinegar, an acid that wicks into the surface where the growth is rooted. Bleach mostly brightens the face and leaves the roots. And past roughly ten square feet, the EPA’s own guidance says neither: that patch belongs to a remediation professional.
One honesty note before the method, because our shower grout and caulk guide already drew this line and we are keeping it: what a product does to a living organism is a claim only a registered label gets to make. What we can rank is where each liquid goes once it touches a wall — that part is plumbing, not biology — and it happens to be where this whole question is decided.
What each bottle actually does on a wall
Household bleach is a small amount of sodium hypochlorite carried in water. On a hard, sealed surface — glazed tile, glass, gloss paint in sound condition — that chlorine meets everything there is to meet, which is why bleach earned its reputation on bathroom finishes. A porous wall inverts the trick: the chlorine is spent at the face while the water that carried it keeps wicking inward. The stain turns convincingly white; the material underneath ends up wetter than before you started; and whatever was rooted below the surface was never reached. That is the entire mechanism behind the bleached patch that comes back.
One step before either bottle comes out, and it is not optional at any size: put on the protection the EPA’s homeowner mold guidance lists — an N95 respirator, gloves, and goggles without ventilation holes. Scrubbing sends spores and cleaner droplets airborne exactly where your face is, and the agency attaches that gear to the small do-it-yourself patches too, not just to the jobs past its ten-square-foot line.
White vinegar is a mild acid in solution — around five percent — and the reason the guides favor it on porous surfaces is not that it is stronger. It is that all of it travels: the acid soaks into the same pore structure the growth occupies instead of stopping at the face. The published method is unglamorous — undiluted vinegar sprayed on, left to sit for about an hour, wiped, and the wall left to dry completely. No immediate rinse, because the dwell is the treatment.

The wall decides before the bottle does
Most South Florida interior walls are one of three things. Gloss or semi-gloss paint in sound condition behaves like a finish: growth sits on the film, and the EPA’s instruction for hard surfaces — detergent, water, dry completely — is usually all the chemistry required. Flat paint, builder-grade matte and the paper face of drywall are porous enough to root into — that is vinegar territory. Before any of that, run the two tests that decide whether this is still a cleaning job at all: is the growth on the finish or in the material, and has the water feeding it stopped? The ten-square-foot line, honestly cited
The threshold that separates do-it-yourself from calling a professional is not ours, and we are not going to pretend it is. It is the EPA’s, in its published homeowner mold guidance: an area under about ten square feet — roughly a three-by-three patch — is a job most homeowners can handle themselves; larger than that, the agency points you to its remediation guidance and to experienced professionals. Two more lines from the same guidance are worth quoting because they undercut the marketing on both bottles: porous materials that have taken growth — ceiling tiles, carpet — may simply have to be discarded, and its remediation guide says the routine use of a biocide such as chlorine bleach is not recommended.
Take the number for what it measures: the patch you can see — which our own decision guide argues is the least decisive variable in the room. Four square feet over drywall that is soft to the touch is a smaller number and a bigger problem than nine square feet of film on glazed tile. The EPA agrees on the ordering — its first instruction is not a product at all. It is: fix the water problem, or the mold returns no matter what you cleaned with.

Why a Miami wall regrows what you just cleaned
Every method above ends the same way: let the wall dry completely. Will vinegar damage the paint or the wall itself?
It can dull some finishes when it sits for an hour, so test a low corner first. And on cement-based surfaces the acid is not free either — used repeatedly it slowly etches them, the same warning our shower-grout guide gives about cement joints. The pattern in the published guides is one treatment, then fix the moisture, not vinegar as a habit.
Can I just paint over it?
Not over live growth. Paint is a skin: it hides the stain, seals the moisture in with it, and the patch reads through a season later. The published guidance is clean first, let the wall dry completely, then repaint — and if the drywall underneath is soft to the touch, painting is bandaging material that needs replacing.
The spot turned white with bleach and came back a month later. Is it something worse now?
It is the expected result, not an escalation. The chlorine brightened the face while whatever was rooted in the material stayed put and grew back through it.
