What we already know about your sector

The problems only you have.

A generic janitorial checklist misses exactly what makes your space hard. These are the things we bring to the walkthrough already understood, before you have to explain them.

Lint is the visible-neglect signal: on top of the dryers, along the baseboards, drifting in the corner under the folding table. A customer reads that pile as "nobody works here" long before she reads your prices.

Detergent and softener residue turns folding tables tacky and gray — and the folding table is the one surface every single customer in the store puts her hands and her clean clothes on.

In Little Havana, Allapattah, and Hialeah a laundromat anchors the block and the competition is two blocks away at the same price: one Google review that says "sucia, huele a humedad" moves your renters down the street for good.

Unattended hours mean nobody sees the overflowing trash, the soap spill by the vending machine, or the restroom that ran out of paper at nine at night — you hear about all three the next morning, from a customer.

Water tracks out from the washer row onto a hard floor in a humid room that never fully dries, and a slip in your store is a claim against your policy, not the equipment company's.

What’s included

The scope we actually quote.

This is the starting point for the written scope of work. We tune it with you on the walkthrough — lines get added, removed, and given a frequency before you approve a price.

Machine exteriors: dryer tops, washer lids and fronts, control panels and door glass wiped — interiors, coin and card mechanisms, and lint-duct systems left to your equipment technicianFolding tables and counters degreased down to the surface, so detergent and softener residue stops building into that gray filmLint removed from machine tops, baseboards, corners, reachable vent and grille faces, and the gaps between machine rowsFloors swept, degreased, and mopped end to end — including the wet zone along the washer row and under the folding tables where the carts never goRestrooms sanitized and restocked every visit — the one amenity a customer waiting out a 40-minute dry cycle has no choice aboutGlass: storefront windows, entry door, and the fronts of soap, snack, and change machines; seating and waiting-area chairs wipedTrash and recycling pulled, lint bins and detergent-box bins emptied, and the sidewalk frontage and entry apron sweptVisits scheduled for your unattended or light-traffic hours under the key or code arrangement you set at the walkthrough, on one route across every store you own

How a commercial contract works →

Proof, not promises

You know what got done, without walking the floor.

Hiring cleaning for laundromats is the easy part. The problem shows up in month six, when the vendor starts skipping things and nobody finds out until someone notices. Most contracts run on trust and a signature on a logsheet.

We answer it with evidence. On eligible completed visits we send a CleanCheck report: that visit’s task-list status, customer-safe photos, and the team’s notes. It lands in your inbox and stays in the history, so the next time someone asks, you have the answer.

The list, not a promise

The report shows the status of the tasks you approved in your scope of work — the same ones, visit after visit.

Customer-safe photos

Images of the work, not of people or paperwork: you can forward the report to a board or a tenant without editing anything.

A clear way to fix it

If something misses the standard, you point at that visit’s photo and we make it right — nobody has to rely on memory.

How commercial works

Walkthrough to report.

01

Free walkthrough

Message us on WhatsApp, call, or text. We walk the space with you — square footage, layout, restrooms, floors, access rules, and the hours that work for your team.

02

Written quote in one business day

You get a scope of work and a price in writing — the task list, the frequency of each task, and what it costs. Nothing starts until you approve it, and the price you approve is the price you pay.

03

Recurring service with photo reports

We hold the schedule set in your walkthrough. After eligible completed visits you get a CleanCheck report: that visit’s checklist status, customer-safe photos, and the team’s notes.

04

Billed after each visit

You are invoiced after each completed visit, not for a prepaid term. That is why there is no long-term lock-in here — we earn the contract every visit.

We do not publish a price table for laundromats: the number comes out of the walkthrough and arrives in writing, usually within one business day. That same scope of work is the starting point for a janitorial contract.

Common questions

What gets asked before signing.

?

Do you clean inside the washers, dryers, and lint ducts?

No — that is equipment work, and it stays with your machine technician. Opening a lint-duct run or a coin mechanism is a maintenance job with a warranty attached to it, and a janitorial crew has no business in either. What we take is everything a customer sees and touches: machine exteriors and door glass, folding tables, floors between the rows, restrooms, storefront glass, and the trash and lint bins.

?

Can you clean while the store is unattended?

Yes, and for most owner-operators that is the point. You set the access arrangement at the walkthrough — key, code, or a lockbox, on your terms — and the crew works the quiet window you pick. Crews are background-checked, bilingual EN/ES, and JAS carries $2M in liability with a COI to you within 2 business hours of asking. CleanCheck photo proof on eligible completed visits is how you see the folding tables and the restroom without driving over.

?

How is a laundromat quoted, and does a second store change the price?

By a short walkthrough: machine count, floor square footage, whether there is a restroom and seating area, and how many visits a week you want. Stores on the same route are quoted as a route, which is usually why the second and third store cost less per stop than the first. Quote in writing, COI within 2 business hours, no payment at booking.
