A neighborhood we know.
Aventura is one of the densest high-rise cities in Miami-Dade — a wall of Intracoastal and Biscayne Bay condo towers wrapped around Aventura Mall in the northeast corner of the county, between North Miami Beach and the Broward line. Almost nothing here is a standalone house: it's condos and lofts behind a front desk, where access runs through a security gate, a lobby attendant, and a building's own move-in and freight-elevator rules. That changes how a cleaning gets done, not just how clean it ends up — we plan around valet parking, loading-dock hours, and the certificate of insurance most Aventura associations require before a vendor sets foot inside. We keep that paperwork ready so the front desk waves your team through instead of turning it away.
Aventura's housing is overwhelmingly condos and apartments inside managed towers, which points to a few of our services. Recurring residential cleaning fits the year-round and seasonal residents who want JAS-supplied, background-checked cleaners on a standing schedule — and, when continuity is available, a front desk can admit a familiar crew far more easily than a rotating cast. Because the area carries heavy short-stay demand near the Mall and the water, Airbnb / short-term-rental turnover is a natural fit too, finished with a CleanCheck photo record so a remote owner or co-host can confirm the unit is guest-ready without driving over. Move-out cleaning fits the building-by-building tenant turnover common in large condo associations, and a deep clean suits units that sit empty between seasons. We do not have an Aventura booking history to cite yet — JAS opened in 2026 — so we describe what fits the towers here, not how many units we've done.
A unit that sat closed for months.
Aventura runs on a seasonal calendar a full-time neighborhood does not have. A large share of these units are second homes: closed up when their owners go north and reopened months later, and a sealed condo through a subtropical summer does not stay as it was left. A thermostat held high to save power lets humidity settle into fabric, mattresses and closets; the drain traps in a bathroom nobody used dry out and let odor back through; dust covers every horizontal surface with no one walking past to disturb it. So a reopening visit is not a maintenance visit under another name: it starts with airing out, with drains and with soft surfaces, not with the counters.
The buildings are a different generation too: a good share of Aventura's towers date from the 1970s through the 1990s, run by long-established associations with correspondingly formal rules. In practice that means vendor registration that has to be renewed rather than done once, a single reserved service-elevator window per tower, and a certificate of insurance (COI) the management office wants on file in the building's own name before anyone is admitted. We keep that paperwork current so the front desk is not the reason a visit slips an hour; the same building-by-building checklist is written out in our apartment and condo cleaning guide.
Pick what fits.
A standing visit from the same vetted team — the easiest crew for an Aventura front desk to wave through, clean after clean.
Baseboards, inside cabinets, grout, light fixtures — a full reset for a tower unit that's sat empty between seasons.
