Sales gallery cleaning for a room that is the product
Model residence, gallery floor and hospitality bar appointment-ready by 9am, broker events turned overnight — and one rule that never bends: the scale model, the renderings and the finish samples are not ours to touch.
The walkthrough is free and there is no payment at booking. The quote comes back in writing, usually within one business day.

The problems only you have.
A generic janitorial checklist misses exactly what makes your space hard. These are the things we bring to the walkthrough already understood, before you have to explain them.
A buyer flying in from São Paulo or Bogotá sees the gallery for forty minutes and decides on a seven-figure residence — the room has one take, at 9am, every day.
The scale model is irreplaceable and it collects dust like everything else in Miami — and the only thing worse than a dusty model is a crew that decided to fix it.
Evening broker events leave espresso cups, wine glasses and catering trays across the gallery, and the first appointment of the next morning is already on the calendar.
The model residence is staged down to the folded throw and the angled book — cleaned around, never restyled, or the designer’s sign-off photo stops matching the room.
Floor-to-ceiling glass and polished stone are the whole aesthetic of a Miami gallery, and both show every fingerprint the moment the light comes off the bay.
The scope we actually quote.
This is the starting point for the written scope of work. We tune it with you on the walkthrough — lines get added, removed, and given a frequency before you approve a price.
You know what got done, without walking the floor.
Hiring cleaning for sales galleries is the easy part. The problem shows up in month six, when the vendor starts skipping things and nobody finds out until someone notices. Most contracts run on trust and a signature on a logsheet.
We answer it with evidence. On eligible completed visits we send a CleanCheck report: that visit’s task-list status, customer-safe photos, and the team’s notes. It lands in your inbox and stays in the history, so the next time someone asks, you have the answer.
The list, not a promise
The report shows the status of the tasks you approved in your scope of work — the same ones, visit after visit.
Customer-safe photos
Images of the work, not of people or paperwork: you can forward the report to a board or a tenant without editing anything.
A clear way to fix it
If something misses the standard, you point at that visit’s photo and we make it right — nobody has to rely on memory.

Written quote in one business day
You get a scope of work and a price in writing — the task list, the frequency of each task, and what it costs. Nothing starts until you approve it, and the price you approve is the price you pay.
Recurring service with photo reports
We hold the schedule set in your walkthrough. After eligible completed visits you get a CleanCheck report: that visit’s checklist status, customer-safe photos, and the team’s notes.
Billed after each visit
You are invoiced after each completed visit, not for a prepaid term. That is why there is no long-term lock-in here — we earn the contract every visit.
We do not publish a price table for sales galleries: the number comes out of the walkthrough and arrives in writing, usually within one business day. That same scope of work is the starting point for a janitorial contract.
What gets asked before signing.
Will you dust the scale model?
Not unless you expressly instruct it at the walkthrough, in writing, with the method you want used — and most galleries keep that with their own model builder, which we think is the right call. A scale model is an irreplaceable sales tool; the same is true of renderings and finish-sample displays. Our standing rule is that they are not ours to touch, so nobody on the crew has to make a judgment call at 11pm.
Can you turn the gallery after an evening broker event?
Yes — that is the cadence most Edgewater and Brickell galleries buy. The crew comes in after the last broker leaves: glassware and catering debris out, floors and glass done, the model residence reset around its staging, and the hospitality bar restocked to your list, so the 9am appointment walks into a room that shows no sign of last night. We answer every day, 24 hours, when an event gets added.
How is a sales gallery quoted?
By a walkthrough with your sales director or gallery manager — gallery footage, the model residence, glass area, hospitality bar, restrooms, and how often broker events and launch nights need an overnight turn. That walkthrough is also where the do-not-touch list gets written down. You get the quote in writing, a COI within 2 business hours of asking, and no payment at booking.
