What Preston Hollow brings
Named for the dark wooded creeks and hollows running west from Preston Road, this estate district began with Ira P. DeLoache's purchase of a 56-acre farm in 1924, gained Charles Dilbeck's monumental houses through the 1930s and early 1940s, and has layered mid-century ranch homes and newer replacements exceeding 6,000 square feet onto the same lots between Northwest Highway and Royal Lane. Creek-bottom black clay, a mature canopy shedding cedar elm and live oak pollen, and near-continuous teardown and remodeling dust make hard-surface and glass upkeep the recurring load in houses this size.
Almost purely residential inside its own boundaries, the neighborhood's commercial life sits along its southern edge: the 103-acre Preston Center district at Preston Road and Northwest Highway, carrying more than 3 million square feet of office space in and around two 20-story towers, and NorthPark Center a short way east on North Central Expressway, a 2-million-square-foot, 221-store mall that opened in 1965 and is the largest in the Dallas–Fort Worth metroplex.
