Square footage sets the baseline and frequency moves it: nightly service keeps each visit light, while monthly visits carry more accumulated work. Layout matters just as much — an open floor plan with two restrooms cleans faster than the same footage split into private offices, conference rooms, and a kitchenette, because every enclosed room adds surfaces, doors, and trash points. Restrooms are counted separately for the usual reason: they take the most disinfecting time per square foot in the building.

We do not publish an instant online price for buildings because scope varies too much from one to the next — we walk the space, then send a written quote, usually within one business day.
Do you provide day porter coverage?+
Honest answer: we do not staff day porters today, so we will not pretend otherwise. What we can do is scope it — tell us the hours and the tasks you need covered during the business day, and we will price it and tell you plainly whether we can staff it for your building or not. Our standing capability is scheduled janitorial visits, most commonly on the evening shift.
What hours do your janitorial crews work?+
Evening slots (6pm–10pm) are our default for commercial work so cleaning never interrupts your team, and Saturday visits can be arranged for buildings that run late on weekdays. We coordinate keys, alarm codes, freight elevators, or lobby access directly with your office or property manager before the first visit.
Are you insured, and can you get our building a COI?+
Yes. JAS Cleaning carries $2M general liability, and every cleaner passes a background check. If your property manager needs a certificate of insurance naming the building as certificate holder, we send it within 2 business hours, and a W-9 is available on request.
Do we have to sign a long-term contract?+
No long-term lock-in — we earn the contract every visit. You approve a written scope of work and a price, we hold that schedule, and you are billed after each completed visit rather than prepaying a term. If the standard slips, the CleanCheck report from that visit is the evidence to bring us, and we fix it.
