What’s included in a move-in cleaning?

J
JAS Cleaning
FROM THE OPERATING PLAYBOOK · ES / EN

A move-in cleaning at JAS is the same service as a move-out clean: the published 38-item, empty-property checklist, starting at $409, scheduled between the previous occupant’s exit and your arrival. Empty cabinet, drawer and closet interiors are included when reachable; refrigerator, oven, and window services are quoted separately.

That isn’t a naming trick — it’s one service booked from two directions. What changes isn’t the list but who’s reading it. The person leaving reads it defending a deposit. The person arriving reads it deciding what “clean enough to unpack” means in a unit where every previous meal was somebody else’s. This article reads the same published scope from that second chair.

The scope, quoted from the page that owns it

The canonical source is the service page linked above, and its scope sentence is concrete: an empty property from kitchen through common areas — surfaces, sink, cabinet and appliance exteriors, microwave inside and outside, bathrooms, empty cabinet, drawer, closet and shelf interiors, doors, handles, switches, baseboards, cobwebs, and floors. The shape of the visit is published too: 5–7 hours with a 2–3 person team, ending in 38 items plus a full photo archive PDF.

And the move-in version is defined on that same page, in these words: the same 38-item checklist, scheduled between the previous occupant’s exit and your arrival, so cabinets, appliances, and bathrooms are clean before you unpack a single box. On the booking form you choose move-in/out and note your move-in date — that is the entire difference in how it’s booked.

The empty-home rule is free at move-in

The page says it plainly: empty is best. With the unit cleared, the team reaches inside every cabinet and drawer, around appliances where safely accessible, and along every baseboard without working around boxes. For the person leaving, honoring that rule costs coordination — movers first, cleaners after. For the person arriving, the rule honors itself: between key handoff and the truck’s arrival, your unit is empty without you lifting a thing. That gap is the one window when the whole property is reachable — after it, every piece of furniture that enters takes something off the list.

“The day between getting the keys and moving the boxes is the only day every closet in the unit can be cleaned on the inside.”

The practical Miami detail: booking needs at least 24–48 hours of lead time, and end-of-month dates fill first because most leases turn over then. Your gap between keys and truck lands on the same three days as half the county’s — book the moment your date is set.

Inside cabinets: included. Inside appliances: add-ons.

Empty cabinet, drawer, closet and shelf interiors sit inside the base price when reachable — exactly the part an arriving renter wants most, because that’s where your plates, clothes and toothbrush are about to live. The published limit is the usual one: areas behind or beneath appliances are cleaned only when safely accessible, without moving installed or heavy appliances.

Refrigerator and oven interiors are a different thing: separately published lines — empty refrigerator $49, inside oven $49, oven + refrigerator bundle $89, interior windows from $10 per pane, and trash/junk removal by separate quote. There’s an arrival-side logic here worth saying out loud: those same lines were add-ons on the previous tenant’s move-out clean too. If nobody paid for them during the turnover, the inside of that refrigerator is exactly as the last person who kept food in it left it. The full size-by-size price table — and whether those add-ons earn their keep for you — lives in what a move-in clean costs; this article stays on the scope boundary.

Move-in clean vs. deep clean: the line is furniture

They are two services with two published lists. A deep clean is 42 items in a home someone lives in — starting at $349, a 4–6 hour visit with a 2-person team, per that page. A move-in/out is 38 items on an empty property — starting at $409, 5–7 hours with a 2–3 person team, ending in the photo archive. What separates them isn’t intensity but furniture: emptiness is what pulls the interiors into base scope, and it’s why the empty-property visit is published longer and heavier-staffed.

The practical consequence: if the truck beats the cleaning team, the honest booking is no longer a move-in — it’s a deep clean. The empty-property price assumes an empty property; the page publishes that occupied properties require review and that work blocked by furniture is priced separately. Missing the window isn’t a disaster, but it does change which service you should be asking for.

The deposit angle, for renters

A move involves three sums people call “the deposit,” and they’re worth pulling apart. The first is the one you’re owed at the address you’re leaving. No cleaning at the new apartment gets it back — that job belongs to the move-out clean at the old one, run against what your former landlord will actually check; we cover that clean’s scope in what’s included in a move-out cleaning.

The second is the one you just handed the new landlord. That gets settled years from now, by comparing how you hand the unit back against how it was handed to you — and a documented move-in leaves you something concrete for it: on eligible completed visits, the clean includes a CleanCheck photo report of the unit, empty and just cleaned, dated, at the start of your tenancy. It’s a record, not a legal instrument — but a dated day-one record is more than almost any renter holds when the last-day argument arrives.

The third would be a deposit to the cleaning company — and at JAS that one doesn’t exist. The published Terms say it in these words: there is no payment at booking; after each completed visit, we issue an invoice. Which companies do take deposits, why, and what to check before paying anyone upfront is covered in whether cleaning services require payment upfront.

FAQ

Can I book a move-in clean after my furniture is already in?

Empty is best, and it is what the published price assumes — occupied properties require review, and work blocked by furniture is priced separately. Once you are moved in and living there, the honest booking is usually a deep clean instead: 42 items in a lived-in home, starting at $349 on the published Miami-Dade rates.

Are the refrigerator and oven cleaned inside on a move-in?

Not within the base 38 items. They are published add-on lines: empty refrigerator $49, inside oven $49, or the oven + refrigerator bundle at $89, with interior windows from $10 per pane. Empty cabinet, drawer, closet and shelf interiors are included when reachable.

When exactly should I schedule it?

Between the previous occupant’s exit and your arrival — ideally a day or two before the truck. Booking needs at least 24–48 hours of lead time, and end-of-month dates fill first because most leases turn over then, so book as soon as your key date is set.

Does a move-in cleaning help me get a deposit back?

Not directly — the deposit you are owed lives at the address you are leaving, and it is the move-out clean there that answers your old landlord’s inspection. What a move-in clean gives you at the new address is a starting record: eligible completed visits include a CleanCheck photo report of the unit, empty and just cleaned, at the start of your tenancy.
