What’s included in a move-out cleaning?

A move-out cleaning is a 38-item reset of an empty property: surfaces, sink, cabinet and appliance exteriors, microwave inside and outside, bathrooms, empty cabinet, drawer, closet and shelf interiors, doors, handles, switches, baseboards, cobwebs, and floors. Refrigerator, oven, and window services are quoted separately.

That is the short answer, and almost nobody publishes it. The long answer is where handover-day arguments live: what sits just outside the list, what “safely accessible” means once the team is inside, and which dirty things are not cleaning work at all. Here is that boundary, in three buckets.

The three buckets

The second bucket is not an upsell trap — those are jobs with their own clock. A years-deep oven can hold one cleaner for an hour while the rest of the team moves on, which is why it carries its own line instead of hiding inside everyone else’s price. What the visit includes, not just the list

“Included” also describes the shape of the visit. The page publishes a 5–7 hour visit with a 2–3 person team, and the size table runs from 4 hr at one bedroom and one bath to 7–9 hr at four bedrooms and three baths. Supplies and equipment come with it: we bring everything, eco-friendly by default and fragrance-free on request, as our FAQ puts it.

The visit ends in a deliverable, not just a clean unit: 38 items + a full photo archive PDF, and on eligible completed visits a CleanCheck Report with a one-tap forward to your landlord. Empty, furnished, or still occupied

Empty is best, and it is what the starting price assumes: with the unit cleared we can reach inside every cabinet and drawer, around appliances where safely accessible, and along every baseboard without working around boxes. In Miami that is often not the case: plenty of rentals hand over furnished — turnkey condo units, corporate leases, seasonal rentals — and then the answer changes: we work around the furniture, clean what is safely accessible, and anything blocked by furniture is priced separately.

The same rule explains the limit that surprises people most: areas behind or beneath appliances are cleaned only when safely accessible without moving installed or heavy appliances. If your move-out sheet names one of those, that conversation belongs before the visit. One last boundary, published plainly: the Terms reserve the right to refuse service in cases of unsafe conditions (mold, infestation, biohazard). A cleaning visit is not remediation, and no 38-item list turns it into one.

Move-in cleaning: the same list, the other side

Half the people asking this question are not leaving — they are arriving. It is the same service and the same 38-item checklist, scheduled between the previous occupant’s exit and your arrival, so cabinets, appliances, and bathrooms are clean before you unpack a single box. You choose move-in/out on the booking form and note your move-in date.

That is also why the calendar squeezes. Booking needs at least 24–48 hours of lead time, and end-of-month dates fill first because most leases turn over then. In one unit, a family’s exit and another family’s arrival can land two days apart — whoever books first gets the morning.

What Miami changes about the answer

The building sets the hour

In Brickell and Miami Beach high-rises, most condo associations require a reserved freight elevator and a firm move-out window. That does not change what is included; it changes when it fits. The clean is scheduled for the gap between your movers leaving and your final walkthrough, and that gap is sometimes one afternoon long. If your building handed you a window, the window outranks every plan.

An empty unit does not sit still

People here hand back keys weeks after the furniture leaves, with the A/C dialed down and the windows shut the whole time. A unit closed up in August is not the unit you saw on move-in day: fine dust resettles, slider tracks pick up the usual film, and pollen runs all twelve months rather than one spring. So the clean belongs near the handoff, not three weeks before it — same list, different result on the day someone walks the place.

What the movers leave

Almost no move ends with a genuinely empty unit: broken boxes, a rug nobody wanted, the table that would not fit in the elevator. None of that is in the 38 items. Trash and junk removal is a separate quote — decide it before the visit, not with a team standing in the living room. If the unit has just come out of a renovation, this is not the service either — that is post-construction cleaning, starting at $650 for the first 1,000 sq ft, because construction dust lives in tracks, vents, and fixtures.

Quick answers

Is a move-out cleaning the same as a deep clean?

No — they are two services with two lists. A deep clean is 42 items in a home someone still lives in, starting at $375. A move-out is 38 items on an empty property, starting at $450, because emptiness puts cabinet, drawer, closet and shelf interiors in scope and the visit ends in a photo archive.

Are the refrigerator and the oven included?

No. Both are separate lines you add: empty refrigerator $65, inside oven $65, or the oven + refrigerator bundle at $115. Empty cabinet and drawer interiors are included when reachable, and interior windows are priced from $10 per pane.

Do you bring cleaning supplies, or do I leave mine?

We bring everything — eco-friendly by default, fragrance-free on request. On a move-out that matters: your own vacuum and products are usually already on the truck.

How long does it take, and how many cleaners come?
