What we already know about your sector

The problems only you have.

A generic janitorial checklist misses exactly what makes your space hard. These are the things we bring to the walkthrough already understood, before you have to explain them.

Preview week puts hundreds of hands on your vitrines and rails every day — and the gallery has to look untouched again by morning, without a single lot shifting an inch.

Consignors and their underwriters want to know exactly who is inside the gallery overnight; they expect insured, accountable crews who prefer working on camera, not around it.

Sale day leaves bidder seating, registration desks, and the phone-bid bank in disarray — and the next preview often opens within days.

Estate-sale companies fight the same battle inside a private home: the house must show well before the doors open, but nothing tagged for sale can be touched or moved.

What’s included

The scope we actually quote.

This is the starting point for the written scope of work. We tune it with you on the walkthrough — lines get added, removed, and given a frequency before you approve a price.

Gallery and preview floors dust-mopped and detailed — pedestals, plinths, and everything on them left strictly aloneDisplay-case and vitrine exteriors polished; interiors and lots stay with your art handlersNightly preview-week resets: entry glass, stanchions and rails, high-touch disinfection of handles and countersSaleroom turnover after the hammer: bidder seating, registration and phone-bid desks, floors ready for the next previewClient lounge and restrooms sanitized and restocked on every visitBack-of-house offices and cataloging areas: floors, trash, and only surfaces clear of lotsLoading dock and intake corridors swept — crates and staged lots exactly where your registrar left themPre-sale presentation cleaning and between-day resets for estate-sale companies, with tagged inventory never moved

How a commercial contract works →

Proof, not promises

You know what got done, without walking the floor.

Hiring cleaning for auction houses is the easy part. The problem shows up in month six, when the vendor starts skipping things and nobody finds out until someone notices. Most contracts run on trust and a signature on a logsheet.

We answer it with evidence. On eligible completed visits we send a CleanCheck report: that visit’s task-list status, customer-safe photos, and the team’s notes. It lands in your inbox and stays in the history, so the next time someone asks, you have the answer.

The list, not a promise

The report shows the status of the tasks you approved in your scope of work — the same ones, visit after visit.

Customer-safe photos

Images of the work, not of people or paperwork: you can forward the report to a board or a tenant without editing anything.

A clear way to fix it

If something misses the standard, you point at that visit’s photo and we make it right — nobody has to rely on memory.

How commercial works

Walkthrough to report.

01

Free walkthrough

Message us on WhatsApp, call, or text. We walk the space with you — square footage, layout, restrooms, floors, access rules, and the hours that work for your team.

02

Written quote in one business day

You get a scope of work and a price in writing — the task list, the frequency of each task, and what it costs. Nothing starts until you approve it, and the price you approve is the price you pay.

03

Recurring service with photo reports

We hold the schedule set in your walkthrough. After eligible completed visits you get a CleanCheck report: that visit’s checklist status, customer-safe photos, and the team’s notes.

04

Billed after each visit

You are invoiced after each completed visit, not for a prepaid term. That is why there is no long-term lock-in here — we earn the contract every visit.

We do not publish a price table for auction houses: the number comes out of the walkthrough and arrives in writing, usually within one business day. That same scope of work is the starting point for a janitorial contract.

Common questions

What gets asked before signing.

?

Do you dust or move the lots themselves?

No — and that boundary is the point. Lots, artwork, vitrine interiors, and anything on a plinth or tagged for sale stay with your art handlers and registrar. We clean the facility around them: floors, case exteriors, rails, and touchpoints — $2M insured, and glad to have your cameras on us the whole visit.

?

Do you work with estate-sale companies?

Yes. We handle the presentation clean before the doors open and resets between sale days — floors, kitchens, baths, and touchpoints — with tagged contents never touched or shifted. Once the sale wraps and the house is cleared, the empty-home cleaning is quoted separately at its own walkthrough.

?

How do you schedule around preview week and sale day?

Nightly resets after the gallery closes during preview week, then a full saleroom turnover after the hammer. Everything is priced at a walkthrough with your operations lead — quote in writing, COI within 2 business hours, no payment at booking, and the line is answered every day, 24 hours.
