What we already know about your sector

The problems only you have.

A generic janitorial checklist misses exactly what makes your space hard. These are the things we bring to the walkthrough already understood, before you have to explain them.

General janitorial anywhere near a controlled envelope is a risk you cannot take blind: one crew member who opens the wrong door, or wheels a dusty mop bucket down the gowning corridor, and you are writing a deviation instead of running production.

Your certified cleanroom contractor covers the classified space and nothing else — so the offices, corridors, and break rooms around it end up as nobody's job, and by the second quarter it shows.

Particulate discipline does not start at the airlock: lint and dust generated in the support corridor migrate toward gowning, load your pre-filters, and ride in on the shoes and sleeves of everyone who gowns up.

Customers and auditors walk the ordinary building on the way to the viewing window — the impression of control is formed in your lobby, your hallway, and your break room, minutes before anyone looks at an ISO class.

A Doral or Medley light-industrial building puts offices, warehouse, and controlled space under one roof, and a vendor that has to ask every night which door it may open is a vendor you end up escorting yourself.

What’s included

The scope we actually quote.

This is the starting point for the written scope of work. We tune it with you on the walkthrough — lines get added, removed, and given a frequency before you approve a price.

Offices, conference rooms, and engineering or QA workspaces outside the controlled envelope — desks cleared by your team get cleaned, documents and samples never movedSupport corridors cleaned with low-lint, low-particulate dust control up to — and never past — the gowning-room and airlock doorsBreak rooms and kitchenettes: counters, tables, sinks, appliance exteriors, trash and recycling — the room housekeeping slips show up in firstRestrooms and locker or changing rooms outside the envelope, sanitized and restocked on every visitLobby, reception, and the visitor tour route: glass, floors, seating, and the corridor-side face of the cleanroom viewing windowWarehouse, shipping and receiving, and non-classified storage floors — pallets, staged material, and packaged product never touched or movedTrash and recycling pulled from non-classified areas only; no waste stream from inside the controlled envelope is handled, staged, or consolidated by our crewsA written boundary map fixed at the walkthrough: every door the crew opens, every door it never touches, and escort or badge handling per your access procedure

How a commercial contract works →

Proof, not promises

You know what got done, without walking the floor.

Hiring cleaning for cleanroom support areas is the easy part. The problem shows up in month six, when the vendor starts skipping things and nobody finds out until someone notices. Most contracts run on trust and a signature on a logsheet.

We answer it with evidence. On eligible completed visits we send a CleanCheck report: that visit’s task-list status, customer-safe photos, and the team’s notes. It lands in your inbox and stays in the history, so the next time someone asks, you have the answer.

The list, not a promise

The report shows the status of the tasks you approved in your scope of work — the same ones, visit after visit.

Customer-safe photos

Images of the work, not of people or paperwork: you can forward the report to a board or a tenant without editing anything.

A clear way to fix it

If something misses the standard, you point at that visit’s photo and we make it right — nobody has to rely on memory.

How commercial works

Walkthrough to report.

01

Free walkthrough

Message us on WhatsApp, call, or text. We walk the space with you — square footage, layout, restrooms, floors, access rules, and the hours that work for your team.

02

Written quote in one business day

You get a scope of work and a price in writing — the task list, the frequency of each task, and what it costs. Nothing starts until you approve it, and the price you approve is the price you pay.

03

Recurring service with photo reports

We hold the schedule set in your walkthrough. After eligible completed visits you get a CleanCheck report: that visit’s checklist status, customer-safe photos, and the team’s notes.

04

Billed after each visit

You are invoiced after each completed visit, not for a prepaid term. That is why there is no long-term lock-in here — we earn the contract every visit.

We do not publish a price table for cleanroom support areas: the number comes out of the walkthrough and arrives in writing, usually within one business day. That same scope of work is the starting point for a janitorial contract.

Common questions

What gets asked before signing.

?

Do you clean inside the cleanroom, the gowning rooms, or the airlocks?

No — never, and that is the whole point of this page. The controlled envelope, the gowning rooms, and the airlocks stay with your certified cleanroom-cleaning contractor, working under your SOPs, your gowning protocol, and your ISO-class requirements. JAS is a general janitorial company and does not hold a cleanroom qualification, so we do not go near a door that needs one. What we take is the rest of the building: offices, corridors up to the gowning door, break rooms, restrooms, lobby, and non-classified warehouse.

?

How do you keep a crew from crossing the line by accident?

The walkthrough produces a written boundary map — room by room, door by door — and it goes to the crew before the first visit, in English and Spanish, with the same list your facilities team keeps. Crews are the same background-checked people week to week rather than a rotating pool, which is what makes a boundary stick. Work runs under your badge, escort, and sign-in procedure, and low-lint dust control is used in the corridors closest to the envelope so what we do outside never becomes your filter problem inside.

?

How are support areas quoted when the cleanroom is excluded?

By walking only the areas in scope: office count, corridor footage, restrooms, break rooms, warehouse square footage, and how often each needs a visit. The classified space never enters the number, because it never enters the scope. You get the quote in writing with the boundary map attached, a COI within 2 business hours of asking, no payment at booking, and CleanCheck photo proof on eligible completed visits.
