Every tenant’s patients walk your lobby before they reach a suite: an elevator that smells or a directory nobody has wiped reads as the building’s failure, and it comes back at renewal in the tenant’s words, not yours.

Shared restrooms in an MOB take a clinic-hour surge no office building sees — a 9am-to-noon wave of patients, companions and staff — and a once-nightly restroom cadence simply does not survive it.

The cleaning line in CAM is read by the tenants who pay it, so the scope has to be legible: which areas, how often, what proof — vague beats nothing right up until the first CAM reconciliation meeting.

We answer it with evidence. On eligible completed visits we send a CleanCheck report: that visit’s task-list status, customer-safe photos, and the team’s notes. It lands in your inbox and stays in the history, so the next time someone asks, you have the answer.

Message us on WhatsApp, call, or text. We walk the space with you — square footage, layout, restrooms, floors, access rules, and the hours that work for your team.

Written quote in one business day

You get a scope of work and a price in writing — the task list, the frequency of each task, and what it costs. Nothing starts until you approve it, and the price you approve is the price you pay.

Recurring service with photo reports

We hold the schedule set in your walkthrough. After eligible completed visits you get a CleanCheck report: that visit’s checklist status, customer-safe photos, and the team’s notes.

Billed after each visit

You are invoiced after each completed visit, not for a prepaid term. That is why there is no long-term lock-in here — we earn the contract every visit.

We do not publish a price table for medical office buildings: the number comes out of the walkthrough and arrives in writing, usually within one business day. That same scope of work is the starting point for a janitorial contract.

What gets asked before signing.

Do you clean inside the tenant suites and exam rooms?

Not on this scope. This page covers the areas you control as owner or manager: lobbies, corridors, elevators, shared restrooms, back of house and vacant suites. Clinical space inside an occupied suite belongs to that practice, under its own infection-control protocols and its own vendor agreement — and a practice that wants its suite cleaned should look at our medical office cleaning page and book that directly. We do not offer terminal cleaning or clinical disinfection and will not claim to.

Can shared restrooms be serviced during clinic hours?

Yes, and in an MOB that midday check is usually the difference between a satisfied tenant and a complaint. The nightly route does the full clean; a daytime porter pass timed to the 9am-to-noon patient surge restocks paper and soap, resets the floors and catches the restroom that just took twenty people in an hour. How many passes and at what hour is set at the walkthrough, and we answer every day, 24 hours.

How is an MOB common-area route quoted for CAM?

By a walkthrough with you: rentable floors, lobby and corridor square footage, number of elevator cabs and shared restrooms, daytime porter coverage, and how vacant-suite turnovers should be handled — inside the route or billed as they come — set the price. You get the quote in writing, itemized so it survives a tenant reading the CAM line, a COI within 2 business hours of asking, and no payment at booking.
