What gets asked before signing.
Do you re-stripe stalls, seal decks, or repair concrete?
No — we clean. Pressure-washed decks and ramps, degreased stains, stairwells, elevator cabs, and pay stations. Line striping, deck sealing and membrane work, concrete repair, and gate or elevator maintenance stay with your striping, restoration, and elevator contractors — we leave them a clean surface and stay out of their lane.
Do we have to close the garage for pressure-washing?
No. We work deck by deck on overnight or low-occupancy closures — coning off one section while the rest of the garage keeps earning. The rotation is set at the walkthrough with your attendants or your parking management company, and wash-water containment is planned before the first nozzle turns on.
How is a parking garage quoted?
By a walkthrough — deck count and square footage, stain condition, stairwell and elevator count, and cadence set the price. You get the quote in writing, a COI within 2 business hours of asking, and no payment at booking.
