The problems only you have.
A generic janitorial checklist misses exactly what makes your space hard. These are the things we bring to the walkthrough already understood, before you have to explain them.
Charts, screens, and printed PHI sit on every desk and counter — you need a cleaning crew that works around them without reading, moving, or photographing a thing.
Outpatient clinics turn exam rooms over all day; by close, floors, sinks, and touchpoints need EPA List N disinfection so every room opens patient-ready tomorrow.
Sharps containers and red-bag waste sit in almost every room — the crew has to know those are never theirs to touch, and that biohazard disposal stays with your licensed medical-waste vendor.
Every suite keeps different hours — sleep clinics run studies overnight while cardiology offices start stress tests at 7 a.m. — so "after hours" has to be defined per practice, never assumed.
In an allergy clinic the cleaning products are themselves a clinical concern — heavy fragrances and residues can set patients off before the doctor ever sees them, so the product list gets agreed at the walkthrough.
The scope we actually quote.
This is the starting point for the written scope of work. We tune it with you on the walkthrough — lines get added, removed, and given a frequency before you approve a price.
You know what got done, without walking the floor.
Hiring cleaning for medical offices is the easy part. The problem shows up in month six, when the vendor starts skipping things and nobody finds out until someone notices. Most contracts run on trust and a signature on a logsheet.
We answer it with evidence. On eligible completed visits we send a CleanCheck report: that visit’s task-list status, customer-safe photos, and the team’s notes. It lands in your inbox and stays in the history, so the next time someone asks, you have the answer.
The list, not a promise
The report shows the status of the tasks you approved in your scope of work — the same ones, visit after visit.
Customer-safe photos
Images of the work, not of people or paperwork: you can forward the report to a board or a tenant without editing anything.
A clear way to fix it
If something misses the standard, you point at that visit’s photo and we make it right — nobody has to rely on memory.

Written quote in one business day
You get a scope of work and a price in writing — the task list, the frequency of each task, and what it costs. Nothing starts until you approve it, and the price you approve is the price you pay.
Recurring service with photo reports
We hold the schedule set in your walkthrough. After eligible completed visits you get a CleanCheck report: that visit’s checklist status, customer-safe photos, and the team’s notes.
Billed after each visit
You are invoiced after each completed visit, not for a prepaid term. That is why there is no long-term lock-in here — we earn the contract every visit.
We do not publish a price table for medical offices: the number comes out of the walkthrough and arrives in writing, usually within one business day. That same scope of work is the starting point for a janitorial contract.
What gets asked before signing.
Do you disinfect exam tables or handle sharps and biohazard waste?
No — and you want a vendor who says that plainly. We clean the facility: exam-room floors, sinks, cabinetry exteriors, and shared touchpoints with EPA List N disinfectants. Clinical disinfection of exam tables and medical equipment stays with your clinical team, endoscope reprocessing in gastroenterology offices stays in your reprocessing room, and sharps containers and red-bag waste stay with your licensed medical-waste vendor. We clean around all of it, never across that line.
Do you clean specialty practices or only general medical offices?
Both, and the spec changes by suite. ENT clinics and allergy clinics care about dust and product odors; podiatry offices ask for extra attention on exam-room floors; neurology offices and cardiology suites mostly need careful work around testing equipment we never touch. The walkthrough sets a per-room spec, because an exam room, a procedure room, and a hearing-test booth are not the same job.
How is a medical office quoted?
By a short walkthrough — exam-room count, floor types, restrooms, and cadence set the price. The quote comes in writing, a COI within 2 business hours of asking, no payment at booking, and the phone is answered every day, 24 hours.
