What we already know about your sector

The problems only you have.

A generic janitorial checklist misses exactly what makes your space hard. These are the things we bring to the walkthrough already understood, before you have to explain them.

Miami is in an amenity arms race and the tour is the lease: a fingerprinted gym mirror or a lounge that still smells like last night costs a signature at 2pm, not a complaint next week.

Sunscreen and sweat are a chemistry problem, not a wiping problem — oily film builds on gym benches, cardio grips, lounger straps and pool furniture, and a damp cloth only moves it around.

The gym opens itself at 6am by fob — nobody unlocks it, so there is no grace period; the reset either happened overnight or the first resident of the day finds last night.

Hurricane season turns the pool deck into a two-part job on short notice: furniture struck and stowed before the storm, then a full wash-down and reset of decking, loungers and cabana baths once the property clears it.

Every amenity complaint lands in the resident app with your lifestyle director’s name on it — the coworking floor after a 9pm study session, the screening room after movie night, the clubroom after a resident event.

What’s included

The scope we actually quote.

This is the starting point for the written scope of work. We tune it with you on the walkthrough — lines get added, removed, and given a frequency before you approve a price.

How a commercial contract works →

Proof, not promises

You know what got done, without walking the floor.

Hiring cleaning for residential amenity spaces is the easy part. The problem shows up in month six, when the vendor starts skipping things and nobody finds out until someone notices. Most contracts run on trust and a signature on a logsheet.

We answer it with evidence. On eligible completed visits we send a CleanCheck report: that visit’s task-list status, customer-safe photos, and the team’s notes. It lands in your inbox and stays in the history, so the next time someone asks, you have the answer.

The list, not a promise

The report shows the status of the tasks you approved in your scope of work — the same ones, visit after visit.

Customer-safe photos

Images of the work, not of people or paperwork: you can forward the report to a board or a tenant without editing anything.

A clear way to fix it

If something misses the standard, you point at that visit’s photo and we make it right — nobody has to rely on memory.

How commercial works

Walkthrough to report.

01

Free walkthrough

Message us on WhatsApp, call, or text. We walk the space with you — square footage, layout, restrooms, floors, access rules, and the hours that work for your team.

02

Written quote in one business day

You get a scope of work and a price in writing — the task list, the frequency of each task, and what it costs. Nothing starts until you approve it, and the price you approve is the price you pay.

03

Recurring service with photo reports

We hold the schedule set in your walkthrough. After eligible completed visits you get a CleanCheck report: that visit’s checklist status, customer-safe photos, and the team’s notes.

04

Billed after each visit

You are invoiced after each completed visit, not for a prepaid term. That is why there is no long-term lock-in here — we earn the contract every visit.

We do not publish a price table for residential amenity spaces: the number comes out of the walkthrough and arrives in writing, usually within one business day. That same scope of work is the starting point for a janitorial contract.

Common questions

What gets asked before signing.

?

Do you maintain the pool or the gym equipment?

No — we clean the spaces and the surfaces, and that line matters. On the deck we handle furniture, decking, rails and cabana baths; pool water chemistry and pool equipment stay with your licensed pool vendor. In the gym we disinfect consoles, grips, benches and mats and reset the floor; servicing, calibrating or repairing a machine stays with your fitness vendor. A property manager should hear that boundary from the cleaning company, not discover it during a lease-up tour.

?

Can the amenity floor be reset before residents get in at 6am?

Yes, and that is how these routes are built. Crews work the overnight window so the gym, lounge and coworking floor are done before the first fob swipe, and the pool deck is reset before the morning sun brings anyone out. Weekend nights get the heavier pass after resident events, and we answer every day, 24 hours, so a storm week or a last-minute event moves the schedule with a person, not a voicemail.

?

How is an amenity program quoted?

By a walkthrough of the amenity floors with you: deck square footage and furniture count, gym size, spa and wet areas, lounge and coworking capacity, how often resident events run, and whether the storm-season deck reset should be on the agreement set the price. You get the quote in writing, a COI within 2 business hours of asking, and no payment at booking.
