What we already know about your sector

The problems only you have.

A generic janitorial checklist misses exactly what makes your space hard. These are the things we bring to the walkthrough already understood, before you have to explain them.

Check-in day is not a busy day, it is a cliff: Friday or Saturday every interval week ends and begins at once, and the whole property turns inside one window.

Owners are not guests — they own a week and they pay a maintenance fee, so a scuffed elevator lobby or a dull corridor floor comes back as a line-item question at the board meeting.

The board reviews the vendor line every year against the maintenance-fee budget, so a cleaning contract has to be defensible in writing, not just satisfactory in person.

The owner-services desk and the lobby are what a family sees after a travel day with kids and luggage — that first look sets the tone for a week they already paid for years ago.

Oceanfront Miami Beach and Sunny Isles stock means sand, salt and pool water ride the elevators all day, every day of the season.

What’s included

The scope we actually quote.

This is the starting point for the written scope of work. We tune it with you on the walkthrough — lines get added, removed, and given a frequency before you approve a price.

How a commercial contract works →

Proof, not promises

You know what got done, without walking the floor.

Hiring cleaning for timeshare properties is the easy part. The problem shows up in month six, when the vendor starts skipping things and nobody finds out until someone notices. Most contracts run on trust and a signature on a logsheet.

We answer it with evidence. On eligible completed visits we send a CleanCheck report: that visit’s task-list status, customer-safe photos, and the team’s notes. It lands in your inbox and stays in the history, so the next time someone asks, you have the answer.

The list, not a promise

The report shows the status of the tasks you approved in your scope of work — the same ones, visit after visit.

Customer-safe photos

Images of the work, not of people or paperwork: you can forward the report to a board or a tenant without editing anything.

A clear way to fix it

If something misses the standard, you point at that visit’s photo and we make it right — nobody has to rely on memory.

How commercial works

Walkthrough to report.

01

Free walkthrough

Message us on WhatsApp, call, or text. We walk the space with you — square footage, layout, restrooms, floors, access rules, and the hours that work for your team.

02

Written quote in one business day

You get a scope of work and a price in writing — the task list, the frequency of each task, and what it costs. Nothing starts until you approve it, and the price you approve is the price you pay.

03

Recurring service with photo reports

We hold the schedule set in your walkthrough. After eligible completed visits you get a CleanCheck report: that visit’s checklist status, customer-safe photos, and the team’s notes.

04

Billed after each visit

You are invoiced after each completed visit, not for a prepaid term. That is why there is no long-term lock-in here — we earn the contract every visit.

We do not publish a price table for timeshare properties: the number comes out of the walkthrough and arrives in writing, usually within one business day. That same scope of work is the starting point for a janitorial contract.

Common questions

What gets asked before signing.

?

Can you handle check-in day, when every unit turns at once?

Within a number we name out loud. At the walkthrough we agree how many units we take on turn day, how many people arrive, and by what hour they are done — and that goes in the quote in writing. That is the honest version of a surge promise: a scheduled crew you can plan the arrival window around, not an implied unlimited bench. If your unit count grows past what we committed, we tell you before the season, not on Friday afternoon.

?

What happens to owner belongings left in a unit?

Nothing — that is the point. Locked owner-storage closets stay locked, and personal items found in a unit are reported to your owner-services desk and left where they are, never bagged, moved or discarded by our crew. Vacation ownership runs on owners trusting the property with a place they consider theirs, and one mishandled item costs more goodwill than a season of good cleaning earns.

?

How is a timeshare property quoted?

By a walkthrough with your resort manager or HOA manager — common-area footage, amenity deck, restroom count, unit count and floor plan mix, and the turn-day cadence your interval calendar creates. You get the quote in writing in a form the board can read against the maintenance-fee budget, a COI within 2 business hours of asking, background-checked bilingual crews, and no payment at booking.
