Deed restrictions, large lots and winding streets define Garden Oaks, established in 1937 by Edward L. Crain and holding roughly 1,400 homes between Ella Boulevard and Yale Street just north of the 610 Loop, while adjoining Oak Forest was laid out in 1947 by Frank Sharp's Oak Forest Realty Corporation and filled with 1950s houses. Towering pines, oaks, magnolias and pecans shed steadily over both, and a teardown wave running since about 2005 has swapped originals for new builds around 3,000 square feet — so single blocks combine construction dust, mature-canopy pollen and the gumbo clay that Houston's poorly draining soils push toward the slab.
