What Hill Country Village brings
A hog farm before the postwar building boom, this ground became Village Estates in 1946 — the first subdivision north of San Antonio — laid out in nine-acre minimum tracts that the Hill Country Village Association had already voted down to two acres across most of the town by 1954, two years before incorporation in 1956. Some 942 residents now spread across 2.19 square miles at 945 feet, roughly 430 people per square mile, which puts big long-tenure houses on wooded two-acre-plus tracts where oak litter, caliche dust and mid-December-to-March Ashe juniper pollen work indoors continuously and very hard water films every glass surface.
A commercial district grew along the city's eastern border on San Pedro Avenue at US 281 — Woodcraft at 13719 San Pedro Avenue, Altex Computers & Electronics, a Discount Tire and a Willie's Grill & Ice House among the strip's tenants — while everything west of that frontage is large-lot housing.
