How much does apartment cleaning cost?

J
JAS Cleaning
FROM THE OPERATING PLAYBOOK · ES / EN

In Miami-Dade, where we publish our rates, an apartment prices by its bedroom and bathroom count: a studio or 1-bed / 1-bath starts at $189, a 2-bed / 2-bath at $243, and a 3-bed / 2-bath at $265 — the same residential cleaning visit, priced live in the booking flow. There is no separate “apartment rate” — it’s the same ladder a house uses.

That’s the first surprise for anyone searching this price: aggregators answer with a national per-square-foot average, and nobody in a Brickell tower pays that number. What does exist is a published table — the whole thing is below — plus a short list of things a Miami building adds to the visit that are worth flagging when you book.

The published ladder, read for an apartment

The residential cleaning page publishes five Standard rows. Read them top to bottom and you’ll see why an apartment almost always lands in the first three:

Notice the studio and the one-bedroom share the ladder’s floor: $189. The difference between them isn’t price but time, because the bathroom and the kitchen — where almost all the labor lives — exist equally in both. The standard visit is the one published on that same page: a “2–3 hour visit · 2-person team,” with 28 items verified by photo. And the row prices the work, not the building type — that page’s own FAQ says it plainly: high-rise condos in Brickell and Miami Beach get cleaned the same way as single-family homes in Kendall or Palmetto Bay, on the same 28-item checklist, sized to your bedroom and bathroom count.

The buying order is published too, in the Terms: “We price before you commit: you request a quote, see it, and then request a time.” The number shows up before you decide — not after.

What a Miami condo tower adds to the visit

What makes cleaning an apartment different here is almost never the cleaning — it’s reaching the front door. Plenty of towers ask vendors to check in at the front desk, some require reserving the service elevator with management, and gated buildings add their own access ritual. None of that is a hidden surcharge: the residential page treats it as a time factor — building logistics (gated communities, condo elevators, front-desk check-in) can add time — and asks for exactly what we’ll ask here: put it in your booking notes and your quote reflects reality, with no surprises at the door.

There’s a calendar factor too: new bookings need 24–48 hours’ lead time so we can confirm a team for your arrival window — and if your building only lends out the service elevator in certain windows, that margin is your friend. The full building playbook — concierge coordination, HOA rules, the fine gray dust that rides in through the balcony slider, the salt air — lives in our Miami apartment and condo cleaning guide; this article keeps to the price.

When your visit isn’t the Standard row

Two honest cases where the right number isn’t in the table above. If your apartment hasn’t had a professional clean in months, the right first visit is usually the deep clean — starting at $349, with the 2 BR · 2 bath row at $463 on a 4–6 hour visit — because it’s the reset that makes every visit after it fast. In the other direction, if what you want is steady upkeep, the residential page publishes up to 15% off HomeCare, with team continuity when available; every two weeks is the rhythm most Miami homes settle into.

And if what you have is a house, not an apartment? The arithmetic is the same ladder, but the factors weigh differently — we’ve written that version of the question already: how much house cleaning costs in Miami walks the four factors that move the price, and the cost of cleaning a 3-bedroom house reads one home size across three service tables.

FAQ

Does a condo cost more to clean than a house with the same rooms?

No — the published rows price by bedroom and bathroom count, not by building type. A 2-bed, 2-bath condo and a 2-bed, 2-bath house start at the same $243. What a tower can add is time, not a surcharge: tell us about elevator reservations or front-desk check-in at booking and the quote reflects reality.

Is a studio cheaper than a one-bedroom?

Both sit on the same published floor: $189. The difference the table shows is time — the studio row lists 2 hours, the 1-bed / 1-bath row 2–3 hours — because one bathroom and one kitchen carry most of the labor either way.

How does the crew get into my building if I’m at work?

Tell us at booking how your building handles vendors — front-desk check-in, an elevator reservation, a unit key at the desk — and the crew arrives with that in the plan. New bookings need 24–48 hours of lead time so we can confirm a team for your arrival window.
