How much does it cost to clean a 3-bedroom house?

In Miami, a 3-bedroom, 2-bath house has a published row in three different JAS price tables: a Standard clean from $225 on a 3–4 hour visit, a deep clean from $530 over 5–6 hours, and a move-out clean from $625 over 7–10 hours. Which number is yours depends on which job you are buying.

Aggregators answer this with a national average per bedroom, which is the one number nobody actually pays. Below is what the three tables say — and then the part no average can give you: what changes the hours on a 3-bedroom here.

The three published rows for a 3-bedroom home

Starting prices per visit, with the duration each table publishes beside them. Every row belongs to its service page and is linked there — a blog post does not out-rank the page that publishes the number.

Under each of those tables sits the same note: “Final price comes from the booking form. Add-ons (inside fridge, balcony, laundry, etc.) are priced separately.” The row is where a 3-bedroom starts, not where it lands.

What the Standard table says about size, and what it does not

Read down the Standard table’s price column and something odd happens: $225 sits on the Studio · 1 bath row, the 1 BR · 1 bath row, the 2 BR · 2 bath row and the 3 BR · 2 bath row, while 4 BR+ · 3 bath is published as $225+. What does move down the table is the duration — 2 hr for a studio, 3–4 hr for a 3-bedroom, 2-bath home.

That is not a table that thinks all homes are alike. It is a starting-price column plus an honest signal of the work. The residential page states it flatly: the biggest driver is size, because bedroom and bathroom count sets the baseline and bathrooms and the kitchen are where most of the labor lives. A 3-bed 2-bath house in Westchester and a one-bedroom in Brickell need very different amounts of time even on the identical 28-item checklist. Your house’s exact number comes from the booking form, before you confirm.

“But my house is 2,000 square feet”

None of the three residential home-cleaning tables asks for square footage. They ask for bedrooms and bathrooms, because that is what predicts hours. Among JAS residential services, post-construction cleaning is quoted by area, starting at $650 for the first 1,000 sq ft, because construction dust is distributed by surface rather than room. Commercial office work also uses floor area, but it belongs to a separate pricing table.

The deep-clean table shows what a room actually costs: 3 BR · 2 bath is $530 across 5–6 hours, 3 BR · 3 bath is $595 across 6–8 hours. Subtract those two published rows and a third full bathroom is $65 and up to two more hours — grout, glass, fixtures and hard-water residue, none of which is floor area. What the row does not include

Appliance interiors and windows are priced separately unless your confirmed scope includes them. On a deep clean: empty refrigerator $65, refrigerator with food $85, inside oven $65, interior windows from $10 per pane. On a move-out: empty refrigerator $65, oven $65, the oven + refrigerator bundle $115, interior windows $10 per pane. On a 3-bedroom house, windows are the line that surprises people — a pane is a pane whether the house is large or small.

On the money side, the rules are published: nothing is charged at booking, and after each completed visit we issue an invoice for the service delivered. What Miami adds to a 3-bedroom

Condition, which here is climate

The deep-clean page puts it in one line: humidity, salt air and year-round pollen mean buildup happens faster here than in drier climates. On a 3-bedroom that is the difference between a visit at the bottom of its published range and one at the top. Salt films sliders and metal fixtures; humidity turns grout and window sills into surfaces you work rather than pass over; and the A/C runs twelve months a year, so vents never get an off-season.

The season, which here is not spring

“Spring cleaning” is an imported calendar. The local rhythm is hurricane season, June through November: beforehand you clear balconies and clean the tracks of windows about to stay shut; afterward there is the fine grit that worked in while the house was sealed. That is why the reset on a Miami 3-bedroom tends to land at the start and end of those months rather than in March.

House or tower: same row, different day

A single-family 3-bedroom in Kendall or Westchester usually adds a garage, a patio slider and a lot more baseboard than a condo with the same bedroom count. A 3-bedroom in a tower adds paperwork instead: front-desk registration, a certificate of insurance on file before a crew passes the lobby, an elevator reservation, quiet hours. The residential page asks for exactly that at booking — tell us if there is an elevator reservation or front-desk check-in. None of it is in the table: the published price factors are size, condition, frequency and the approved-ZIP adjustment.

What changes is who handles the paperwork. JAS carries $2,000,000 general liability coverage with every cleaner background-checked; the certificate is requested by email with “COI” in the subject, and most are returned within 2 business hours. The two levers you actually control

Frequency. HomeCare is recurring cleaning for customers planning at least 3 cleanings: weekly saves 15%, every two weeks saves 10%, and every four weeks uses the Standard rate. The residential page calls every two weeks “the rhythm most Miami homes settle into,” and a 3-bedroom held on that cadence stays near the floor of its 3–4 hour range instead of drifting toward needing a deep clean.

Quick answers

How much does it cost to clean a 2,000 sq ft house?

None of the home price tables asks for square footage — they ask for bedrooms and bathrooms, because that is what predicts hours. The only JAS service quoted by area is post-construction, starting at $650 for the first 1,000 sq ft. For a lived-in 2,000 sq ft house, the number that moves the visit is how many full bathrooms it has.
