Soft-wash them; never blast them. Spray a mild solution — dish soap in a bucket of water, or white vinegar cut half and half — onto a shaded panel, let it sit three to five minutes without drying, then wipe with a soft brush braced against a sponge on the far side of the mesh. Rinse top down with a hose.
We lead with that because the first tool out of the garage in Miami is the pressure washer, and it is the one that does the damage. Chemistry and dwell time clean a screen; pressure only undoes the work.
What the green is, and why it grows in patches
It is not dirt. It is living algae, usually with some mildew in it. The mesh is a scaffold of fine threads that catches pollen, road dust, pool splash and sea salt, and in a humid, shaded corner that is a growing surface. Which is why it never arrives evenly: it follows shade and water. The north face, the run behind the hedge, the panel a sprinkler hits every morning, the bottom two feet where splash-back never lets the mesh dry — those green first.
The method, step by step
One panel takes minutes; a whole enclosure is a morning. Work in sections — a cage soaped all at once is a cage drying in the sun.
- Pick the weather. An overcast morning, or the shaded side first. In full Miami sun the solution dries before it has done anything, and dried solution is just a second film to rinse off.
- Clear the deck, soak the plants. Furniture aside, leaf litter swept out of the track at the base of the panels, and every plant soaked with plain water first — wet leaves take up far less of whatever runs off.
- Pre-rinse, top down. Garden hose on a fan setting, down each panel. Not the cleaning step — the one that clears loose dust so your solution reaches the algae, not the dirt on top of it.
- Apply, and let it sit. A pump sprayer earns its twelve dollars. Three to five minutes of dwell, re-misting anything that starts to dry. Never combine bleach with vinegar or with an ammonia cleaner — that mix makes toxic gas, and a screened enclosure is a badly ventilated box.
- Back the mesh from both sides. The whole technique, in one line. Soft brush outside, a flat sponge or a gloved hand on the same spot inside — two people, or one person and a wedged sponge. Wipe along the plane of the panel, never into it. Fine no-see-um mesh wants more patience here; the solid vinyl kickplate along the bottom takes a firm cloth.
- Rinse, then water the garden again. Top down, low pressure, until the runoff at the kickplate is clear. Water the plants a second time and keep what you can out of the pool.
- Dry it out. Screen doors open, or a leaf blower across the panels. A cage that dries fast stays clean longer — the whole principle this job runs on.

What Miami does to a screen enclosure
The wet season sets the calendar
Through the rainy half of the year — roughly May into October — the mesh barely dries between downpours, and that is the only condition algae needs. So the full wash belongs before it: the same pre-summer reset we describe in deep cleaning vs. regular cleaning, before the humidity truly climbs and before storm season starts.
Hurricane season changes the order of operations
Before the season opens, check the spline and the frame screws while you wash: a panel the wind has loosened will blow out under plain hose pressure, and it is better to find that now than in October. After a blow, leaves and shredded vegetation pack into the tracks — sweep that out dry first, because it is what the next bloom feeds on. And never lean a ladder against the frame; it is not a ladder support.
Salt air works against you year-round
Near the water — the barrier islands, the bay line — the gray salt film mixes into the green and makes it worse for one reason: salt is hygroscopic. It pulls moisture out of the air and holds it against the mesh, keeping wet exactly what you need dry. So a coastal cage needs rinsing more often, not a stronger product — the same film as in the apartment and condo guide, landing on mesh instead of glass.
The association’s rules come before the bucket
A lot of south Miami-Dade is master-planned, HOA-run subdivisions with two-car garages and screened patios off the back — that is how we describe Cutler Bay. In a condo the enclosure may be a limited common element rather than entirely yours. Before hiring anyone with a pressure washer, confirm three things: whether the structure is yours or the association’s to maintain, whether an insured vendor with a certificate on file is required, and whether runoff into the pool-deck drains is restricted. Renting short-term? The screen is in every listing photo, and that wash is a quarterly job, not a turnover task.
When it stops being a cleaning problem
There is a point where persisting only costs you a Saturday. If the mesh is brittle and tears under thumb pressure, or the spline has dried out and lifted, the next step is a new panel, not another product — Florida sun degrades the mesh coating and no chemistry reverses that. And if what you find inside the enclosed room is active mold, that is a different conversation: our Terms say we reserve the right to refuse or stop service where conditions are unsafe for our team — such as mold, infestation, biohazards, or abusive behavior.
What we do here, and what we don’t
Washing screens is not a service we publish. Our outdoor add-ons are “Patio or balcony cleaning” and “Sliding-door track cleaning”, and they cover exactly what they say: one small outdoor area, and each sliding-door track vacuumed and detailed. Our windows add-on covers reachable interior panes and frames. Exterior glass, railings and the mesh itself are in none of the three — the cage is a screen-enclosure contractor’s job, and saying so costs us less than disappointing you.
What we book is the inside half of the same reset, because here the screen usually encloses a room rather than a patio: in Palmetto Bay, often a Florida room or screened lanai; in Westchester, the screened Florida rooms out back of the 1950s block houses. Baseboards hand-wiped, door and frame edges, air vent covers, the cobweb sweep and the patio sliding door on that side of the house are what a deep clean is for — windows and the sliding-door track are picked separately on the same form.
Quick answers
Will pressure washing tear my lanai screens?
At close range, yes. Mesh has almost no strength against a concentrated jet: it stretches, it blows out of the frame, and it lifts the spline — the cord holding it in the frame channel — out of its groove. If you must: widest tip, lowest setting, several feet back, at an angle. A hose and a soft brush do the same job without the repair.
Does a vinegar solution actually work on lanai screens?
On a light bloom, yes — vinegar cut half and half is a mild acid, and the easiest thing to be relaxed about around a pool. On a mat built through a whole wet season it is slow, and you pay the difference in brushing. Dilute bleach is faster and needs far more rinsing. Either way it only works wet.
How often does a Miami screen enclosure need washing?
A plain-water rinse every few months and one full wash a year suits an inland cage that gets sun. Shade, a hedge on one side, a misaimed sprinkler head, or a lot near the water shorten that. The signal is not the calendar — it is whether the mesh still dries between rains.
