A neighborhood we know.
Westchester is a settled, Spanish-first Cuban-American neighborhood west of the Palmetto (SR 826) and south of the SW 8th Street / Calle Ocho corridor, where most of the housing is mid-century single-family — ranch-style concrete-block homes built largely in the 1950s and '60s, many with terrazzo floors, jalousie or impact windows, and screened Florida rooms or carports out back. That stock shapes how we clean: terrazzo and tile that needs the right product instead of guesswork, older kitchens and bathrooms where grout and fixtures benefit from a periodic deep clean, and three-bed/two-bath family layouts that suit a recurring visit from JAS-supplied, background-checked cleaners, with team continuity when available. Our crews work in Spanish or English by default, which matters in a neighborhood where many households speak Spanish at home — you can book, give entry instructions, and read your CleanCheck photo report entirely in español.
Westchester's mostly owner-occupied single-family homes make recurring residential cleaning (weekly or every two weeks, with JAS-supplied, background-checked cleaners and team continuity when available) the natural fit for keeping up a family house. The older mid-century stock — terrazzo and tile floors, aging grout, and kitchen and bath fixtures from earlier decades — is well suited to a periodic deep clean a few times a year to reset what routine visits don't reach. Move-in / move-out cleaning fits households buying, selling, or settling a longtime family home in the area, with our CleanCheck photo report documenting the result. We do not have a Westchester booking history to cite yet — JAS opened in 2026 — so we describe what fits the housing stock, not how many homes we've done.

Same floor plan, different house.
Westchester began as tract housing. It is one of the first big suburban pushes west of the city, laid out through the 1950s and 60s on regular, compact lots from a handful of floor plans that repeat block after block. That repetition is deceptive: two houses that are the same house from the sidewalk are almost never the same job inside, because what separates them is not in the original plan — it is in what sixty years of families added to it.
That is the single most common reason a square-footage estimate comes in light in this neighborhood. An enclosed carport has a slab floor, an exterior-grade door, and more often than not the laundry sitting in it. A porch that was screened first and glassed in later carries more glass per square foot than any other room in the house. Both are real rooms to clean, and neither one shows up in the county's living-area figure. Tell us about those rooms in your booking notes and we price from what is actually there: the quote reflects the whole house, not just the county's figure.
The neighborhood's western edge runs up against FIU's main campus, and where there is a large campus there is housing that gets rented and handed back on a calendar. A move-out clean is not measured against a routine visit's standard but against a lease handover's, which is stricter and more literal — so we treat it as its own service rather than a longer regular visit, and CleanCheck proof on eligible completed visits leaves a record of the condition the unit was left in. All of it in whichever language you prefer: JAS teams are bilingual EN/ES, and in Westchester that is not an extra.
