What the plus sign is doing
On the Standard table of the residential page, the 4 BR+ · 3 bath row is the only one where both the size and the price end in a plus. That is not sloppiness — it is the open row that catches everything the table can no longer enumerate: the fifth bedroom, the fourth bath, the house with two living rooms. The closed row above it reads $265 for 3 BR · 2 bath on a 3–4 hour visit; the open one reads $319+ across 4–5 hours. Subtract them — subtraction on two published rows, not a new price — and the entry step from a 3-bedroom to a 4-bedroom is $54 of starting price and one more hour of visit.
The same page explains why that row cannot close the number: the biggest driver is size, because bedroom and bathroom count sets the baseline, and bathrooms and the kitchen are where most of the labor lives. Above 4 bedrooms and 3 baths the configurations scatter too widely to print, so the table gives you the floor and the booking form gives you your exact figure — the same 28 items verified by photo either way.

The published ladder on the deep clean page starts at $349 and its last printed row is 3 BR · 3 bath — $577 over 6–8 hours. We are not going to invent the row after it. A deep clean is a 4–6 hour visit with a 2-person team working 42 items verified by photo, and on a 4-bedroom house that work outgrows the printed ladder; the page itself supplies the exit: you see your exact quote in the booking flow before you confirm.
What the ladder does teach you is the slope. Between its rows, bathrooms are what move the hours — that page says it outright: a home with three baths takes meaningfully longer than one with a single bath, even at the same square footage. If your 4-bedroom has three and a half baths, you already know which direction the number is coming from.
What stays separately priced — and why it weighs more in a big house
