At JAS, a deep cleaning does not include appliance interiors, cabinet interiors, or window cleaning — those remain separately priced unless your confirmed scope explicitly includes them. It also is not laundry, carpet shampooing, ductwork, exterior work, or mold remediation. Every one of those exclusions is published — this guide walks through where.
The word “deep” invites you to imagine “everything”, and that gap is where this industry’s worst surprises live. What is on the list is in the visit; what is not has a name, a separate price, or a different owner. The three published exclusions — and their separate prices
The service page says it in its own words: appliance interiors, cabinet interiors, and window cleaning “remain separately priced unless your confirmed scope explicitly includes them.” That is not fine print — it is in the hero, the checklist, and the FAQ of that page. And because they are priced separately, they have published prices on the Deep clean card of our services page:

Notice the honest detail: a refrigerator with food costs more than an empty one, because emptying, cleaning and restocking is more work. A company that does not draw that distinction in writing will draw it at your door. Add an extra and it lands in the exact quote you see on screen before you confirm — and nothing is charged at booking: the invoice comes after each completed visit, as the Terms publish.
“Interior windows” — the adjective is the exclusion
The published add-on says interior windows, from $10 per pane — and in Miami that adjective matters more than in almost any other city. Salt air leaves its film on the outside face: balcony sliders, bay-facing glass, railings. No published JAS list names exterior glass, and that is the honest reading: it is not something you can add in the booking flow. In a tower, exterior glass is usually the building’s territory anyway — associations schedule facade and balcony work through their own vendors under their own rules. Ask your association before hiring anyone for it.
What is not on any cleaning checklist
There is a second category of exclusions: tasks that are not add-ons but a different service — or a different trade entirely.

- Carpet shampooing. On floors, the published list vacuums all carpet and rugs and mops hard floors. Steam extraction is different equipment and a different trade; no line on the list claims it.
- A/C ductwork. The list names the vents — the covers you can see and reach. In a city where the air conditioning runs twelve months a year, those registers earn their spot on the list; whatever is behind them is HVAC-contractor work, not cleaning-company work.
- Organizing and decluttering. The 42 items are cleaning tasks. Sorting closets or deciding what stays and what goes is a different service with a different name.
- Exterior work. Pressure-washing the driveway, the pool deck, the lanai screens — none of it appears on the published list. The deep clean lives indoors.
One word on the list works overtime: reachable. The page publishes “reachable light fixtures” and “reachable areas under furniture”, and that qualifier is the job’s safety boundary — what a two-person team can reach without dismantling your home. The chandelier in a double-height foyer is not “reachable”, and a company promising otherwise over the phone is making promises with your ceiling.

Mold, infestation, biohazard: where the visit stops
The most serious exclusion is not an unchecked add-on — it is a professional boundary. A cleaning visit is not remediation, and the Terms publish it verbatim: JAS “reserves the right to refuse service in cases of unsafe conditions (mold, infestation, biohazard).” If what is on that wall is more than the film and residue Miami’s climate builds up on grout and sills, booking a cleaning does not solve it — and an honest company tells you so before charging for the visit. Sometimes it is not an exclusion — it is a different service
Two common versions of “what deep cleaning leaves out” actually describe a different service in the catalog. Cabinet, drawer, closet and shelf interiors — excluded from the deep clean — are in scope on move-in / out cleaning, starting at $450, because in an empty property those interiors no longer hold your belongings; refrigerator, oven and window services stay separately priced there too, and heavy buildup is reviewed separately, exactly as its card publishes. And the fine dust of a just-finished renovation is post-construction work — priced by reviewed quote, not by the deep-clean table. What IS included — that people assume costs extra
The exclusion list has a mirror image. Supplies and equipment are included — the page publishes it: “we arrive with everything: vacuums, mops, and eco-friendly products by default, with fragrance-free options on request”, and if you prefer your own product on a delicate surface like natural stone or unsealed wood, you leave it out with a note and they use yours.
