How much does post-construction cleaning cost?

Post-construction cleaning with JAS starts at $650. That figure covers the first 1,000 sq ft; above it the rate is $0.55 per square foot. So a 1,200 sq ft condo remodel lands around $760 and an 1,800 sq ft house around $1,090 — arithmetic on published figures, then confirmed by a reviewed quote before anything is scheduled.

Almost every answer to this question is a national average with no formula behind it, which stops helping the moment your job is bigger or dustier than average. Here is the formula, what it buys, and what decides whether one visit finishes the job.

The published formula

Why it costs more than a deep clean

$650 against the $375 a deep clean starts at is $275 — subtraction on two published starting prices — and the gap is not a surcharge for the word “construction”. It is a different substance. Household grime is greasy and local: cabinet faces, grout, around the stove. Drywall dust is fine, dry and everywhere at once — window tracks, door hinges, switch plates, cabinet interiors, light fixtures and air vents, every one of them on the post-construction checklist. Dry, it moves; damp, it turns to paste. Surfaces get worked repeatedly rather than wiped once.

Height is the other half. Ceiling height matters more here than on any other clean: high fixtures, ceiling fans and shelf tops collect construction dust and need ladder work to detail properly. That is hours, not product. The full contrast with a deep clean is in how much a deep cleaning costs.

What actually moves your number

Size sets the baseline: square footage, rooms and bathrooms, and how much of the home the renovation actually touched. Condition is the bigger swing — a cosmetic refresh leaves a fraction of the dust of a drywall-heavy gut renovation. Access and timing close it out: elevator reservations and parking in condo towers, empty space or furnished, one final pass or a first clean plus a lighter follow-up.

Send those details with the request. A quote that never asked about your ceiling height, or about the twenty-second floor with its two-hour elevator window, is a quote that will change at the door.

What Miami does to a renovation clean

The building has rules, and they are part of the price

Much of Miami’s post-construction work happens inside towers. Condo build-outs and kitchen refits in Brickell and Miami Beach come with elevator reservations and front-desk rules: vendors registered at the desk, a certificate of insurance on file before a crew passes the lobby, the service elevator assigned by reservation and time slot, quiet hours on top. A crew arriving with ladders, drop cloths and vacuums turns a two-hour freight-elevator window into a real scheduling constraint.

What changes is who handles that paperwork. The A/C never stops, so neither does the dust

Air handlers run twelve months a year here. That is why air vents are a line on the post-construction checklist and not an afterthought: whatever settled in and around the returns during the work has an obvious route back into the finished rooms the first time the system runs again. It is also the best argument for a second pass, which does not repeat the first — it collects what the system redistributed.

Humidity, salt air, and an open window

Renovation finishing happens with the windows and sliders open — paint, adhesive, sealant. In Miami that means freshly installed tracks and sills collect what is outside while the work is still curing: pollen with no off-season here, and near the water the salt film that shows up on slider glass and metal hardware. So sequence matters: the final clean belongs after the trades leave and the place is closed up, not the afternoon the painter is still airing it out.

The hurricane calendar

The calendar that governs here is June through November, not spring. If your punch list wraps just ahead of it, get the final clean in before the first storm-prep weekend: a shuttered, sealed house has nowhere to send whatever is still airborne, and it lands on the surfaces you just had detailed.

What it does not cover, and what the site needs

Bulk debris — lumber offcuts, drywall sheets, packaging, old fixtures — is the contractor’s haul-away. We take the site from broom-swept to finished. Beyond that the site needs construction finished and trades off site, working power and water, and safe access: a key, a lockbox code, or an on-site contact; in a condo, the elevator reservation and front-desk requirements sorted in advance. We clean finished spaces, not active job sites — and that is not fine print, it is what makes the price mean anything.

When to book it

Once the trades are done, bulk debris is out, and the dust has had a day or so to settle. Booking typically runs on a 24–48 hour lead time, so request your time as the punch list wraps up: the clean lands right before the walkthrough, the photos, or the move-in. And if the property is empty because someone is moving rather than because it was renovated, that is move-in / out cleaning, starting at $450.
