How much does a deep cleaning cost?

A deep clean with JAS starts at $375 and tops out at $595: $375 for 1 bedroom and 1 bath, $420 for 2 and 1, $485 for 2 and 2, $530 for 3 and 2, and $595 for 3 bedrooms and 3 baths. Those are published starting prices, and you see your exact quote before you confirm.

That answer is hard to find not because deep cleaning is impossible to price, but because almost nobody publishes it: aggregators fill the gap with national averages, local companies with a form. Here is the table — and then what Miami does to the hours.

The published ladder, by home size

No row there is a final price. Nothing is charged at booking and we invoice after each completed visit, so the number you approve on screen is the number on the invoice.

Why it is priced by beds and baths

Almost every national calculator asks for square footage. It is the wrong variable, and the table shows why: the gap between 2 bedrooms with 2 baths ($485) and 3 with 3 ($595) is $110 — subtraction on two published rows — and that gap is not floor space. It is one more full bathroom: grout, glass, fixtures, hard-water residue.

Bathrooms and kitchens are the most labor-dense rooms in the house. A hard-working 700 sq ft studio kitchen can take more deep-clean hours than a half-furnished 1,200 sq ft apartment.

What the price covers — and what it does not

Every row is the same 42-item checklist, verified by photo, worked by a two-person team; what changes is how long it takes. It adds the buildup work a regular clean skips: baseboards, doors and frames, reachable light fixtures, blinds, sills, switches, vents, grout, cobwebs, and reachable areas under furniture. Supplies and equipment are included — eco-friendly by default, fragrance-free on request — and eligible completed visits get a CleanCheck report, plus a 24h reclean.

What it does not include is published in the same detail, because a hidden add-on is how a cheap clean stops being cheap. Appliance interiors, cabinet interiors and windows are priced separately unless your confirmed scope includes them: empty refrigerator $65, refrigerator with food $85, inside oven $65, interior windows from $10 per pane. What moves the number in Miami

Condition, which here is climate

Humidity, salt air and year-round pollen build up faster here than in drier climates — the difference between a 42-item list that takes four hours and one that takes six. Salt films slider glass, balcony railings and metal fixtures in a way a quick wipe never lifts; humidity turns grout and sills into surfaces you work rather than pass over. And the A/C runs twelve months a year, so vents never get an off-season.

The season, which here is not spring

“Spring cleaning” is an imported calendar. The local rhythm is hurricane season, June through November: beforehand you clear balconies and clean the tracks of windows about to stay shut; afterward there is the fine grit that worked in through them while the house was sealed. That is why the seasonal reset here lands at the start and end of those months rather than in March.

Your ZIP code

In a building, the day changes — not the price

A six-hour deep clean in a tower is not planned like one in a house with a driveway. Buildings want vendors registered at the front desk, many associations require a certificate of insurance on file before a crew passes the lobby, and some assign the service elevator by reservation and time slot, on top of quiet hours. None of that is in the table: the published price factors are size, condition, frequency and the approved-ZIP adjustment.

What does change is who handles the paperwork. JAS carries $2,000,000 general liability with every cleaner background-checked; the certificate is requested by email with “COI” in the subject, and most return within 2 business hours. If you host short-term

The deep clean is not the turnover, and confusing them costs money both ways. An Airbnb turnover starts at $225 per checkout on a 20-item list — linens stripped and replaced, a restock, a photo audit — built to fit between a checkout and a check-in. A deep clean takes four to six hours and does not fit there. Put it in the gap between seasons, when there are finally two unbooked days.

How often — and when you do not need one

Most Miami homes benefit from a deep clean two to three times a year, for the reasons above. A starting point, not a rule — and frequency works in your favor: HomeCare takes 15% off weekly and 10% off every two weeks for customers planning at least 3 cleanings — every four weeks uses the Standard rate. A home on a recurring plan needs fewer deep cleans, and the ones it needs go faster.

Two cases where a deep clean is not what you are shopping for. A property empty because someone is moving is move-in / out cleaning, starting at $450. A renovation just handed back is post-construction, starting at $650 for the first 1,000 sq ft, because fine construction dust gets into tracks, vents and fixtures. Nor is it remediation: the Terms reserve the right to refuse service in cases of unsafe conditions (mold, infestation, biohazard).

Quick answers

How much does a deep cleaning cost per square foot?

We do not price it that way: the ladder asks for bedrooms and bathrooms, not square footage, because that is where the hours are. A company quoting your deep clean per square foot without asking how many baths you have is pricing the floor, not the work.

Is a deep clean worth it over a standard clean?

$150 more at the first rung — $225 versus $375, subtracting the two published starting prices — for 42 items instead of 28 and 4–6 hours instead of 2–3. Worth it when there is buildup to remove; not worth it when a recurring plan has kept anything from accumulating.

Does it cost more if my home has never had a deep clean?

Condition adds hours, and hours are what the price is made of: the longer it has been, the more the 42-item checklist takes. You see your exact quote in the booking flow before you confirm, so it lands on a screen rather than at the door.

I am moving out. Is that the same as a deep clean?

No. Move-in / out cleaning is its own service, starting at $450 with a 38-item checklist and a photo archive, because an empty property puts cabinet, drawer, closet and shelf interiors in scope. Refrigerator, oven and windows stay priced separately there: empty refrigerator $65, oven $65, the oven + refrigerator bundle $115, interior windows $10 per pane.

Do I have to be home, and what if I need to cancel?

No — most customers leave a door code, a key, or a smart-lock invite. Nothing is charged at booking; we invoice after each completed visit. Cancellations are free up to 24 hours before and $25 inside 24 hours. Eligible completed visits come with a CleanCheck report.
