How much does move-out cleaning cost in Miami?

A move-out clean in Miami starts at $450 for a one-bedroom, one-bath and runs to $750 for a four-bedroom, three-bath. That figure assumes a vacant property in normal condition. From there, only two things really move it: what condition the unit is in, and whether it is genuinely empty on the day.

Everything else is arithmetic on those two. Size decides which row you start on; condition decides whether that row holds. Appliance interiors, window services, and junk removal are quoted as their own lines, never folded into the base.

The published table, by home size

These are starting prices for a vacant property, by bedroom and bath count. The canonical source — the one that actually gets updated — is the table on our move-out cleaning in Miami page.

The service page puts that condition in writing: the starting price is for a vacant property in normal condition, and the final price depends on size, scope, condition, access, parking, and additional services. On time: a studio or one-bedroom typically takes a morning to an afternoon, and a larger home can run most of a day, with a 2–3 person team.

Why it prices above a deep clean

Same unit, same crew: a deep clean of a one-bedroom, one-bath starts at $375; the move-out version of that same apartment starts at $450. The gap is not a surcharge for writing “move-out” on the work order.

The interiors. Empty cabinet, drawer, closet, and shelf interiors are on the move-out checklist when reachable; on a deep clean, cabinet interiors are priced separately. Nothing is exempt. A lived-in home always has surfaces with a life on them — a full closet, a loaded bookshelf. In an empty unit every one is open, and open means billable time. It is also why the visit ends with 38 items and a full photo archive PDF.

What is quoted separately, and why

The move-out page publishes the separate lines: empty refrigerator $65 · inside oven $65 · oven + refrigerator bundle $115 · interior windows from $10 per pane · trash/junk removal by separate quote. Range-priced work, occupied properties, and extreme residue require review.

The fridge and the oven are separate for the same reason they are the first two doors a landlord opens: they vary more than anything else in the unit, and folding them into the base would mean charging the tidy tenant for the untidy one’s kitchen. Windows are per pane because a bay-facing tower and an interior one-bedroom do not own the same amount of glass.

The two things that actually move your number

Condition

The condition selector on the booking form is not hidden behind a phone call. It reads, on screen: Normal / maintained · Moderate buildup (+15%) · Heavy buildup (+30%) · Very heavy / neglected (review) · Hoarding / hazardous (assessment). You pick the one that fits and the estimate moves in front of you.

In Miami, “condition” usually means four specific things: hard-water buildup on glass and tile, which the service page names as a pricing factor; kitchen grease that had a whole lease to set; salt and sand in sliding-door tracks and screens if you lived near the water; and the A/C, which runs essentially 365 days a year here, recirculating dust into every return and fan blade. A unit that sat closed and humid for a week between tenants is not the unit that was lived in until Friday.

Occupancy

Move-out is the only service on the JAS booking form with an occupancy question: Occupancy at service time — vacant, occupied, or furnished. Answer anything but vacant and the form says so on the spot: occupied or furnished properties require scope and price confirmation, and the request routes to confirmation instead of a total.

That is not a stall. A price for an empty unit prices every square foot of it; a price for a furnished one is a guess about what is behind the sofa — and a guess is how a $500 job becomes an argument on the day.

In Miami the month ends for everyone at once

Two calendar realities matter more here than the price does. Booking needs at least 24–48 hours of lead time, and end-of-month dates fill first because most leases turn over then. The 30th and the 31st are not normal days in this trade.

The second is the building. In Brickell and Miami Beach high-rises, most condo associations require a reserved freight elevator and a firm move-out window, so the clean has to fit the gap between your movers leaving and your final walkthrough. Many also run a vendor file: a certificate of insurance naming the association, quiet hours, a loading-dock slot. Single-family rentals in Kendall and Westchester trade the elevator for a garage, a patio slider, and a lot more baseboard. And a third calendar exists only here: seasonal residents closing a unit at the end of the winter season.

What it does, and does not, do for your deposit

A move-out clean addresses the items landlords check most: the kitchen, the bathrooms, empty cabinet and drawer interiors, reachable surfaces, and spot-cleaning of wall scuffs. Eligible completed visits include a CleanCheck photo report you can forward at handoff. The deposit decision itself always rests with your landlord — anyone promising otherwise is selling something they do not control.

What the photo archive changes is the argument, not the ruling. Dated photos of a clean oven, clean cabinet interiors, and a clean shower, sent the day of the handoff, beat “we cleaned it, I promise” three weeks later.

One limit worth knowing before you book: JAS reserves the right to refuse service in cases of unsafe conditions (mold, infestation, biohazard). Better to find that out before your walkthrough than during it.

Move-in is the same clean, a different day

Move-in cleaning is the same 38-item checklist, scheduled between the previous occupant’s exit and your arrival. Same table, same prices — and whatever the last tenant’s cleaner skipped stops being your problem.

Quick answers

Is a small apartment cheap to clean if it is in rough shape?

Not necessarily.
