What we already know about your sector

The problems only you have.

A generic janitorial checklist misses exactly what makes your space hard. These are the things we bring to the walkthrough already understood, before you have to explain them.

Three buildings, three janitorial vendors, three account managers — the standard drifts between them and nobody owns the spill in Building C at 4:45 p.m.

Hybrid schedules turned occupancy into a curve: Tuesday through Thursday your floors are full and Monday and Friday are half empty — a flat five-night cadence pays crews to vacuum nobody's desk.

Miami's relocation wave keeps filling Waterford and Doral campuses, and every new team arrives with buildout dust, move-in punch lists, and recruiting tours through a lobby that has to look finished.

Your quarterly review measures response, not effort: how fast a restroom callout, a spill, or a failed conference-room reset gets closed is the number that ends up on the slide.

Consolidating vendors only pays off if the invoicing consolidates too — separate bills per building turn one facilities budget into a monthly reconciliation project.

What’s included

The scope we actually quote.

This is the starting point for the written scope of work. We tune it with you on the walkthrough — lines get added, removed, and given a frequency before you approve a price.

Every building lobby, reception, and elevator bank: glass, floors, and touchpoints kept presentable through business hoursDay porter routed across buildings: restrooms, pantries and coffee points, and conference-room resets between meetingsNight crew building by building: workstations, private offices, trash and recycling, and floor careOccupancy-aware cadence: heavier on your peak in-office days, lighter on the quiet ones, reviewed as your hybrid pattern shiftsTown halls, training rooms, and shared amenity spaces reset after every session — tables, chairs, floors, whiteboard traysRestrooms on every floor of every building sanitized and restocked on each visitHigh-touch disinfection with EPA-registered products: elevator buttons, door pulls, badge-reader housings, café and printer touchpointsOne point of contact, one consolidated invoice, and per-building CleanCheck photo proof on eligible completed visits — with badge-in and escort protocols followed campus-wide

How a commercial contract works →

Proof, not promises

You know what got done, without walking the floor.

Hiring cleaning for corporate campuses is the easy part. The problem shows up in month six, when the vendor starts skipping things and nobody finds out until someone notices. Most contracts run on trust and a signature on a logsheet.

We answer it with evidence. On eligible completed visits we send a CleanCheck report: that visit’s task-list status, customer-safe photos, and the team’s notes. It lands in your inbox and stays in the history, so the next time someone asks, you have the answer.

The list, not a promise

The report shows the status of the tasks you approved in your scope of work — the same ones, visit after visit.

Customer-safe photos

Images of the work, not of people or paperwork: you can forward the report to a board or a tenant without editing anything.

A clear way to fix it

If something misses the standard, you point at that visit’s photo and we make it right — nobody has to rely on memory.

How commercial works

Walkthrough to report.

01

Free walkthrough

Message us on WhatsApp, call, or text. We walk the space with you — square footage, layout, restrooms, floors, access rules, and the hours that work for your team.

02

Written quote in one business day

You get a scope of work and a price in writing — the task list, the frequency of each task, and what it costs. Nothing starts until you approve it, and the price you approve is the price you pay.

03

Recurring service with photo reports

We hold the schedule set in your walkthrough. After eligible completed visits you get a CleanCheck report: that visit’s checklist status, customer-safe photos, and the team’s notes.

04

Billed after each visit

You are invoiced after each completed visit, not for a prepaid term. That is why there is no long-term lock-in here — we earn the contract every visit.

We do not publish a price table for corporate campuses: the number comes out of the walkthrough and arrives in writing, usually within one business day. That same scope of work is the starting point for a janitorial contract.

Common questions

What gets asked before signing.

?

Can one contract cover every building on the campus?

That is the point of this page. We walk the whole campus, write one spec, and then tune it building by building — a lab-heavy building does not get the same cadence as an open-plan floor. You keep one point of contact for all of it, one consolidated invoice, and per-building photo proof on eligible completed visits, so a question about Building C never turns into three phone calls.

?

How do you handle hybrid occupancy swings?

We build the cadence around your real attendance curve instead of a flat five-night contract: full night service on your peak in-office days, a lighter pass on the quiet ones, and day-porter coverage that stays constant because lobbies and restrooms do not care what day it is. When your pattern shifts — a team returns four days, a building consolidates — we re-cut the schedule instead of renegotiating the agreement.

?

What do you commit to on response times, and how is a campus quoted?

Response windows for callouts — a spill, a restroom, a conference room that did not get reset — are written into the spec at the walkthrough, in the same document as the pricing, so your facilities team has something to hold us to rather than a promise in an email. Pricing comes from that walkthrough: building count, square footage, day-porter hours, night-crew cadence, and escorted areas. You get it in writing, a COI within 2 business hours of asking, no payment at booking, and a line answered every day, 24 hours.
