Do you clean the building lobby or the outside of the windows?
No — and a bidder who says yes should worry you. Base-building common areas belong to the tower's own janitorial contract, and exterior facade glass belongs to its rigged high-rise window contractor. We clean your leased space — a single suite or full floors — including interior partition glass, and we coordinate with building management so the line between the two contracts is written down, not assumed.
How do you handle freight-elevator windows and building rules?
At the walkthrough we collect the building's vendor rules: freight-elevator reservation windows, loading-dock hours, insurance language, and what the security desk needs on its roster. You get a COI within 2 business hours — with ownership and management named the way your building requires — and a stable, named crew for the access list. We answer every day, 24 hours, so a changed elevator window never bounces to voicemail.
How is a tower suite quoted?
