Common-area cleaning for luxury condominium towers, documented for the board
Residential tower lobbies, corridors, amenity floors and back of house on a route your property manager signs off on — with the COI for this building and photo proof that answers the board walkthrough before it starts.
The walkthrough is free and there is no payment at booking. The quote comes back in writing, usually within one business day.

The problems only you have.
A generic janitorial checklist misses exactly what makes your space hard. These are the things we bring to the walkthrough already understood, before you have to explain them.
Since Surfside, milestone inspections and recertification have boards reading every vendor file they have — an uninsured or undocumented cleaning vendor is now a line item somebody asks about out loud at a meeting.
Residents and their guests judge a luxury condominium tower by the lobby and valet drop every single day: a streaked entry door at 7am is an email to the manager by noon and an agenda item by the next board meeting.
The amenity deck takes its beating on the weekend — sunscreen on the loungers, sand tracked into the gym, a clubroom that hosted a birthday — and Monday morning is exactly when the board walks the building.
A property manager cannot defend work nobody can see: "it was cleaned" loses to one resident photo, and a board with a three-year memory wants the record, not the reassurance.
Large PM firms run a dozen towers at once and need the COI issued for THIS building, naming this association, landing in the vendor packet on the first ask — not after three follow-up emails and a missed board cycle.
The scope we actually quote.
This is the starting point for the written scope of work. We tune it with you on the walkthrough — lines get added, removed, and given a frequency before you approve a price.
You know what got done, without walking the floor.
Hiring cleaning for luxury condo towers is the easy part. The problem shows up in month six, when the vendor starts skipping things and nobody finds out until someone notices. Most contracts run on trust and a signature on a logsheet.
We answer it with evidence. On eligible completed visits we send a CleanCheck report: that visit’s task-list status, customer-safe photos, and the team’s notes. It lands in your inbox and stays in the history, so the next time someone asks, you have the answer.
The list, not a promise
The report shows the status of the tasks you approved in your scope of work — the same ones, visit after visit.
Customer-safe photos
Images of the work, not of people or paperwork: you can forward the report to a board or a tenant without editing anything.
A clear way to fix it
If something misses the standard, you point at that visit’s photo and we make it right — nobody has to rely on memory.

Written quote in one business day
You get a scope of work and a price in writing — the task list, the frequency of each task, and what it costs. Nothing starts until you approve it, and the price you approve is the price you pay.
Recurring service with photo reports
We hold the schedule set in your walkthrough. After eligible completed visits you get a CleanCheck report: that visit’s checklist status, customer-safe photos, and the team’s notes.
Billed after each visit
You are invoiced after each completed visit, not for a prepaid term. That is why there is no long-term lock-in here — we earn the contract every visit.
We do not publish a price table for luxury condo towers: the number comes out of the walkthrough and arrives in writing, usually within one business day. That same scope of work is the starting point for a janitorial contract.
What gets asked before signing.
Do you clean inside the residences?
Not on this scope. This page is common areas and amenities: lobbies, corridors, elevator cabs, amenity floors and back of house — the areas the association pays for and the board walks. Cleaning inside a unit is a separate arrangement made with that owner directly, not something we fold into the building route, because the association should never be billed for a private residence.
Our tower is in milestone inspection and recertification — can you help?
As your cleaning vendor, yes — and only as that. We keep common areas, corridors and back-of-house staging presentable while your engineers and contractors work, and we clean up the traffic that inspection weeks drag through the lobby. We do not perform structural, engineering or inspection services of any kind and would not claim to. What we do bring to the file is a documented vendor: $2M in coverage and a COI issued for this building within 2 business hours of the ask.
How is a luxury condominium tower quoted?
By a walkthrough with your property manager: floor count, lobby and corridor square footage, number of elevator cabs, which amenity floors are in scope, back-of-house rooms, and the cadence the board expects set the price. You get the quote in writing, no payment at booking, and we answer every day, 24 hours.
