We do not publish a price table for institutional property portfolios: the number comes out of the walkthrough and arrives in writing, usually within one business day. That same scope of work is the starting point for a janitorial contract.
What gets asked before signing.
Can you take on a whole portfolio at once?
We quote it honestly instead of nodding at a number. Each asset gets its own walkthrough and its own scope, and the proposal comes back as one engagement with per-property pricing — so you can start with three buildings and add the rest at the next renewal, or move the whole portfolio at once if the walkthroughs support it. What we will not do is claim capacity we have not staffed: the portfolio we take is the one the walkthroughs cover, within reach of our Miami crews, and we say so before you sign rather than after.
Can you meet our vendor-onboarding and insurance requirements?
That is usually the first gate, so we treat it as part of mobilization: W-9, $2M general liability with your entities named as certificate holders and additional insureds, a COI per property within 2 business hours of the request, background-checked bilingual crews, and whatever document set your credentialing platform asks for. We are not pre-registered on any particular platform and will not claim to be — we complete your packet on your timeline, and we tell you up front if a requirement is one we cannot meet.
How does SLA and QBR reporting work?
The scope written at each walkthrough is the SLA: what gets cleaned, at what frequency, by when. Completion comes back as CleanCheck photo proof on eligible completed visits, per property, so a quarterly review is a document you can hand to an asset manager instead of a conversation about impressions. Escalations go to one named contact for the whole portfolio, answered every day, 24 hours — not to five different dispatchers.
