Clean offices and crew rooms in a business that gets dirty by design

What we already know about your sector

The problems only you have.

A generic janitorial checklist misses exactly what makes your space hard. These are the things we bring to the walkthrough already understood, before you have to explain them.

Every bit of dirt in the admin trailer arrives on a boot — a floor that would hold a week in an office reads grey by Tuesday here, and an office-frequency contract simply does not fit the site.

The scale house is the only part of the site a customer ever sees: haulers, roll-off contractors, and residents judge the whole operation through that window and that counter.

Drivers and sorters end a shift filthy and go straight to the locker and shower rooms — a neglected one costs you people in a market where a driver picks which yard to work out of.

Odor migrates off the yard into the break room and the offices, and spraying scent over soil just gives you a sweeter version of the same smell — it has to come out of the surfaces.

The yard runs from before five until dark and the scale house barely closes, so the cleaning window is the gap between the last truck in and the first one out — not a vendor's nine-to-five calendar.

What’s included

The scope we actually quote.

This is the starting point for the written scope of work. We tune it with you on the walkthrough — lines get added, removed, and given a frequency before you approve a price.

Administrative offices and the admin trailer: desks, floors, glass, and touchpoints on a frequency matched to the soil load, not to an office averageScale house and driver check-in: counter, window, seating, floor, and the exteriors of scale terminals, keyboards, and ticket printersLocker rooms and shower rooms scrubbed, disinfected, and deodorized — benches, floors, drains, and locker exteriors, with personal belongings left untouchedBreak rooms and lunchrooms: tables, counters, microwave and refrigerator exteriors, trash and recycling pulled at crew volumeRestrooms sanitized and restocked every visit, supplied for shift-change volume rather than office volumeEntry mats, corridors, and stair treads — the transition zones that decide how much of the yard makes it insideOdor control at the source in the administrative areas: hard-floor scrubbing and surface cleaning, not fragrance sprayed over soilTipping floors, sorting lines, balers, and processing areas are never entered or cleaned — that work stays with your operations team and their industrial contractors

How a commercial contract works →

Proof, not promises

You know what got done, without walking the floor.

Hiring cleaning for waste & recycling facilities is the easy part. The problem shows up in month six, when the vendor starts skipping things and nobody finds out until someone notices. Most contracts run on trust and a signature on a logsheet.

We answer it with evidence. On eligible completed visits we send a CleanCheck report: that visit’s task-list status, customer-safe photos, and the team’s notes. It lands in your inbox and stays in the history, so the next time someone asks, you have the answer.

The list, not a promise

The report shows the status of the tasks you approved in your scope of work — the same ones, visit after visit.

Customer-safe photos

Images of the work, not of people or paperwork: you can forward the report to a board or a tenant without editing anything.

A clear way to fix it

If something misses the standard, you point at that visit’s photo and we make it right — nobody has to rely on memory.

How commercial works

Walkthrough to report.

01

Free walkthrough

Message us on WhatsApp, call, or text. We walk the space with you — square footage, layout, restrooms, floors, access rules, and the hours that work for your team.

02

Written quote in one business day

You get a scope of work and a price in writing — the task list, the frequency of each task, and what it costs. Nothing starts until you approve it, and the price you approve is the price you pay.

03

Recurring service with photo reports

We hold the schedule set in your walkthrough. After eligible completed visits you get a CleanCheck report: that visit’s checklist status, customer-safe photos, and the team’s notes.

04

Billed after each visit

You are invoiced after each completed visit, not for a prepaid term. That is why there is no long-term lock-in here — we earn the contract every visit.

We do not publish a price table for waste & recycling facilities: the number comes out of the walkthrough and arrives in writing, usually within one business day. That same scope of work is the starting point for a janitorial contract.

Common questions

What gets asked before signing.

?

Do you clean the tipping floor or the sorting line?

No — and we say so before you ask. JAS handles the administrative side: offices and the admin trailer, the scale house and driver check-in, locker and shower rooms, break rooms, and restrooms. Tipping floors, sorting lines, balers, hoppers, and any processing area stay with your operations team and the industrial contractors who are equipped for them. The walkthrough draws that line on your site map so a crew never wanders past it.

?

Can you work around a yard that never really closes?

Yes. The natural window at a site like this is after the last inbound truck and before the first outbound one, and the locker and shower rooms get their turn right after shift change rather than at some arbitrary hour. Bilingual crews take direction from your site manager in English or Spanish, and our line is answered every day, 24 hours, when a storm week or a route change moves the window.

?

How is a waste or recycling site quoted?

By a walkthrough of the administrative areas only: office and trailer square footage, the scale house, how many locker and shower rooms and at what shift volume, break rooms, and restroom count set the price — plus how hard the soil load really is, which we would rather see than guess. You get the quote in writing, a COI within 2 business hours, and no payment at booking.
