What West University Place brings
First platted in 1917, when former Tennessee governor Ben Hooper sold the opening lots, and incorporated on January 2, 1924, West University Place now packs 14,955 residents (2020) into 2.0 square miles — roughly 7,500 per square mile — and little of the early stock survives, since about half the houses were torn down and replaced in the 15 years ending 2002 with lot-hugging Georgian rebuilds on 50-by-120-foot lots after the city liberalized its development rules by the early 1990s. Those tall, tightly spaced houses drain toward Brays Bayou through the Poor Farm Ditch, concrete-lined by the Harris County Flood Control District in 1954 and still carried on the district's active Brays Bayou project list, so humidity, storm-season grit and jobsite dust stay constant.
There is essentially no commercial base inside the city limits — West University Place is a bedroom community for upper-class families, and the nearest employment mass is the Texas Medical Center and Rice University just beyond its boundaries.
