What we already know about your sector

The problems only you have.

A generic janitorial checklist misses exactly what makes your space hard. These are the things we bring to the walkthrough already understood, before you have to explain them.

Every CAM reconciliation gets audited by somebody — you need the common-area scope on its own line, separate from tenant-billed suite work, or the year-end questions never stop.

Prospective tenants tour the lobby and ride the elevator before they ever see the vacant suite — smudged cab panels and a tired restroom cost you at the letter-of-intent stage.

Office condominium buildings answer to a board, not a single owner — the association needs consistent common-area service with documentation it can put in front of unit owners.

Laboratory office buildings and industrial office complexes mix office wings with regulated space — your janitorial vendor has to know exactly where the office side ends and the tenant-controlled lab or production floor begins.

Building management wants a current COI before anyone gets badge access — and wants it fast when a vendor changes.

What’s included

The scope we actually quote.

This is the starting point for the written scope of work. We tune it with you on the walkthrough — lines get added, removed, and given a frequency before you approve a price.

How a commercial contract works →

Proof, not promises

You know what got done, without walking the floor.

Hiring cleaning for commercial office buildings is the easy part. The problem shows up in month six, when the vendor starts skipping things and nobody finds out until someone notices. Most contracts run on trust and a signature on a logsheet.

We answer it with evidence. On eligible completed visits we send a CleanCheck report: that visit’s task-list status, customer-safe photos, and the team’s notes. It lands in your inbox and stays in the history, so the next time someone asks, you have the answer.

The list, not a promise

The report shows the status of the tasks you approved in your scope of work — the same ones, visit after visit.

Customer-safe photos

Images of the work, not of people or paperwork: you can forward the report to a board or a tenant without editing anything.

A clear way to fix it

If something misses the standard, you point at that visit’s photo and we make it right — nobody has to rely on memory.

How commercial works

Walkthrough to report.

01

Free walkthrough

Message us on WhatsApp, call, or text. We walk the space with you — square footage, layout, restrooms, floors, access rules, and the hours that work for your team.

02

Written quote in one business day

You get a scope of work and a price in writing — the task list, the frequency of each task, and what it costs. Nothing starts until you approve it, and the price you approve is the price you pay.

03

Recurring service with photo reports

We hold the schedule set in your walkthrough. After eligible completed visits you get a CleanCheck report: that visit’s checklist status, customer-safe photos, and the team’s notes.

04

Billed after each visit

You are invoiced after each completed visit, not for a prepaid term. That is why there is no long-term lock-in here — we earn the contract every visit.

We do not publish a price table for commercial office buildings: the number comes out of the walkthrough and arrives in writing, usually within one business day. That same scope of work is the starting point for a janitorial contract.

Common questions

What gets asked before signing.

?

We have lab and light-industrial tenants — do you clean their space too?

We clean the office side: office wings, shared corridors, restrooms and break areas in laboratory office buildings and industrial office complexes. Active lab benches, controlled environments and production floors stay with the tenant’s own trained staff — the written scope from the walkthrough marks that line per suite, so no crew ever guesses.

?

Can you split billing between CAM and individual tenants?

Yes — that split is the point of the walkthrough. Common areas (lobby, elevators, corridors, restrooms, day porter hours) go on one scope your CAM reconciliation can carry cleanly; suite service is scoped and billed per tenant. Office condominium buildings work the same way, with the association holding the common-area scope for the board.

?

How is an office building quoted?

By walkthrough — floor count, lobby and elevator finishes, restroom count, day porter hours and night-crew cadence set the price; there is no rate card that fits a building sight unseen. You get the quote in writing, a COI within 2 business hours of asking, no payment at booking, and we answer every day, 24 hours.
