Tour-ready suites, on the date the showing is booked
Recurring cleaning for the brokerage office, plus make-ready and showing-day cleans for the vacant spaces you list — because a prospect decides in the first minute of a walkthrough.

The problems only you have.
A generic janitorial checklist misses exactly what makes your space hard. These are the things we bring to the walkthrough already understood, before you have to explain them.
A prospect reads the whole building in the first minute of a tour — dead insects on the window sills and drywall dust on the glass undo months of lease-up marketing.
Vacant suites do not clean themselves between showings — no tenant, no janitorial contract, just dust settling on every surface a flashlight will find.
Listing photos and broker opens happen on a date, not on a cadence — you need a crew that shows up once, on time, with building access already sorted.
Building management wants a COI naming them before anyone gets freight-elevator or lockbox access to a suite.
Your own office hosts clients every day — the conference room has to be pitch-ready between back-to-back meetings.
The scope we actually quote.
This is the starting point for the written scope of work. We tune it with you on the walkthrough — lines get added, removed, and given a frequency before you approve a price.
You know what got done, without walking the floor.
Hiring cleaning for commercial real estate firms is the easy part. The problem shows up in month six, when the vendor starts skipping things and nobody finds out until someone notices. Most contracts run on trust and a signature on a logsheet.
We answer it with evidence. On eligible completed visits we send a CleanCheck report: that visit’s task-list status, customer-safe photos, and the team’s notes. It lands in your inbox and stays in the history, so the next time someone asks, you have the answer.
The list, not a promise
The report shows the status of the tasks you approved in your scope of work — the same ones, visit after visit.
Customer-safe photos
Images of the work, not of people or paperwork: you can forward the report to a board or a tenant without editing anything.
A clear way to fix it
If something misses the standard, you point at that visit’s photo and we make it right — nobody has to rely on memory.

Written quote in one business day
You get a scope of work and a price in writing — the task list, the frequency of each task, and what it costs. Nothing starts until you approve it, and the price you approve is the price you pay.
Recurring service with photo reports
We hold the schedule set in your walkthrough. After eligible completed visits you get a CleanCheck report: that visit’s checklist status, customer-safe photos, and the team’s notes.
Billed after each visit
You are invoiced after each completed visit, not for a prepaid term. That is why there is no long-term lock-in here — we earn the contract every visit.
We do not publish a price table for commercial real estate firms: the number comes out of the walkthrough and arrives in writing, usually within one business day. That same scope of work is the starting point for a janitorial contract.
What gets asked before signing.
Can you make a vacant suite tour-ready on short notice?
Yes — one-time, date-certain cleans are the point of this service. Tell us the showing date, the suite, and how access works (lockbox, building security, or your leasing agent), and we schedule to the appointment. We are answered every day, 24 hours, so a Monday-morning showing booked on Friday afternoon is a normal request, not a favor.
Do you handle the cleanup after a TI build-out?
We do the make-ready clean once the contractor demobilizes: construction dust off every surface, glass, sills, and floors brought to showing condition. While the suite is still an active job site, cleanup inside it belongs to the GC — and punch-list repairs, ballasts, and building systems stay with the contractor and the building engineer, not the cleaning crew. That handoff line is worth agreeing on before the walkthrough.
How do you quote one office plus a changing roster of listings?
The brokerage office is quoted by a short walkthrough — square footage, floor types, restrooms, and cadence. Vacant suites are quoted per clean, from size and condition (a dusty but empty suite prices differently than a post-construction one). You get every quote in writing, a COI within 2 business hours of asking, and no payment at booking.
