Senior living community cleaning built for resident-present days
Wet-floor fall control, a dining room rotation that keeps pace with three meal services, and a common-area program that keeps the building tour-ready — from independent living communities to licensed care wings.

The problems only you have.
A generic janitorial checklist misses exactly what makes your space hard. These are the things we bring to the walkthrough already understood, before you have to explain them.
There is no after-hours window: residents are home all day, so crews clean around walkers, wheelchairs, and morning routines — on a predictable rotation, not a disruptive blitz.
A wet floor is not a cosmetic issue in your building — it is a fall risk. Sectioned mopping, visible signage, and dried walk paths matter more than shine.
The dining room turns over for breakfast, lunch, and dinner — it needs a between-service rotation, not a single overnight pass.
Families decide on the tour: the lobby, the corridors, and how the building smells weigh on a move-in as much as the brochure does.
Independent living communities run lean — no housekeeping department, no care staff to backstop — so the cleaning partner has to carry the whole common-area program.
The scope we actually quote.
This is the starting point for the written scope of work. We tune it with you on the walkthrough — lines get added, removed, and given a frequency before you approve a price.
You know what got done, without walking the floor.
Hiring cleaning for senior living communities is the easy part. The problem shows up in month six, when the vendor starts skipping things and nobody finds out until someone notices. Most contracts run on trust and a signature on a logsheet.
We answer it with evidence. On eligible completed visits we send a CleanCheck report: that visit’s task-list status, customer-safe photos, and the team’s notes. It lands in your inbox and stays in the history, so the next time someone asks, you have the answer.
The list, not a promise
The report shows the status of the tasks you approved in your scope of work — the same ones, visit after visit.
Customer-safe photos
Images of the work, not of people or paperwork: you can forward the report to a board or a tenant without editing anything.
A clear way to fix it
If something misses the standard, you point at that visit’s photo and we make it right — nobody has to rely on memory.

Written quote in one business day
You get a scope of work and a price in writing — the task list, the frequency of each task, and what it costs. Nothing starts until you approve it, and the price you approve is the price you pay.
Recurring service with photo reports
We hold the schedule set in your walkthrough. After eligible completed visits you get a CleanCheck report: that visit’s checklist status, customer-safe photos, and the team’s notes.
Billed after each visit
You are invoiced after each completed visit, not for a prepaid term. That is why there is no long-term lock-in here — we earn the contract every visit.
We do not publish a price table for senior living communities: the number comes out of the walkthrough and arrives in writing, usually within one business day. That same scope of work is the starting point for a janitorial contract.
What gets asked before signing.
Do you provide personal care or clean inside resident apartments?
We clean the community: lobby, dining room, corridors, activity spaces, common restrooms, and staff areas. Personal care, in-apartment assistance, and anything inside a licensed care wing that your protocols or licensing inspections treat as clinical stays with your care team. Turnover cleaning of vacant apartments can be added at the walkthrough if management wants it.
Can you clean during the day, with residents up and about?
Daytime, resident-present cleaning is the default in this vertical, and we plan for it: sectioned work areas, wet-floor signage, equipment staged out of walk paths, and bilingual EN/ES crews who greet residents by habit. The rotation — which spaces on which days, and when the dining room gets its between-service passes — is set at the walkthrough.
We are an independent living community — how is this quoted?
By a short walkthrough: common-area square footage, meal services per day, restroom count, and the rotation you want set the price. You get the quote in writing, a COI within 2 business hours of asking, and no payment at booking — and the phone is answered every day, 24 hours.
