South Beach's Art Deco historic district is the largest concentration of 1930s architecture of its kind, and its residential half is mostly small three- and four-storey walk-ups. That is the opposite problem from a tower: often there is no service elevator to reserve, no loading dock and no garage — a team carries in from a meter or a residential-permit space, which makes arrival time a real constraint rather than a formality. The interiors are period fabric too: original terrazzo, glazed tile to waist height in the bathroom, and jalousie or casement windows, all of which want a gentler method than a new build's porcelain and glass. Then there is the ocean, three blocks away at most. Salt air leaves a film on glass, balcony rails, door hardware and stainless that comes back far faster here than it does inland, and sand makes the whole trip in on shoes and beach bags before settling into slider tracks and grout lines. Autumn adds king tides — the seasonal high tides that push water into the city's low-lying streets — and they are worth knowing about when scheduling, because they change where a van can park much more often than they change anything indoors.
