How to clean window tracks and screens

Vacuum the dry grit out of the track first with a crevice tool — before any water touches it — then scrub the channel with a stiff brush and warm water with dish soap and a splash of white vinegar, pushing the sludge out through the weep holes. Why a Miami track goes black

What sits in a track isn’t one thing: dust, pollen, sand, and whatever the wind carried in, packed into a narrow aluminum channel that rarely dries out. Inland that mixture stays powdery and blows away. Here the air off the water is humid nearly year-round and the salt film it carries holds moisture, so channel dust is never truly dry. Damp dust plus fresh dust is paste.

The A/C is the other half: windows here live shut twelve months a year, so nothing disturbs that channel for months. And the same humidity puts a grey-green film on screen mesh that shows up only when you hold it against the light. This isn’t the once-a-year chore the national guides describe.

The track, in the order that matters

The weep holes are the entire point

Along the outside bottom of the frame sit small slots — sometimes with a little flap that swings freely — and they are the drain the window was designed around. When grime plugs them the track stops being a channel and becomes a shallow bathtub: every storm’s water stays put, keeping damp the exact thing you were trying to dry. Clear them with a pipe cleaner or stiff wire, and finish the channel by pushing the sludge out through them rather than deeper in. It’s the step almost no guide mentions and the only one that keeps the problem from returning on its own.

Screens come off the window

Washing a screen in the window only pushes dirt into the track you just cleaned. Take them out, but tape a label on each naming its window first: every screen is cut for its own opening, and one an eighth of an inch off no longer seats. Work somewhere flat — grass, or the driveway with a towel down — because standing them on edge against a hard lip bows the frame.

Twice a year is the rhythm we plan around here: once before the wet season starts and once as it ends, plus a pass after any storm that drove rain sideways. A few blocks from the water, that interval shortens on its own.

The honest boundaries

The load-bearing word in those rows is reachable. On many Florida single-hung windows the screen comes out from the outside, and above the ground floor that means a ladder — a window-cleaning company’s trade, not the trade of the company that cleans your house. FAQ

Can I just vacuum the tracks and skip the scrubbing?

On a track that gets cleaned regularly, yes — the vacuum does most of the work and a damp cloth finishes it. Once the grime has gone dark and sticky it is bonded to the aluminum: a vacuum lifts the loose layer and leaves the rest. That stage needs soap, a stiff brush, and a few minutes of dwell time.

Water sits in my window track every time it rains. Is that normal?

No — it means the weep holes are blocked. Those small slots at the outside bottom of the frame are the drain the window was designed around, and packed dirt turns the track into a shallow bathtub. Clear them with a pipe cleaner or stiff wire, then pour a cup of water slowly into the track: it should run out within seconds.
