How much does a maid service cost per month?

There is no monthly rate: a month of cleaning is visits × the per-visit price. A standard JAS visit starts at $225, and HomeCare takes 15% off weekly and 10% off every two weeks. So four weekly visits start near $765 a month, two every-two-week visits near $405, and every four weeks is the Standard rate — $225 a visit.

It is hard to find because almost nobody publishes either half: aggregators fill the gap with an average, local companies with a form. Here are both halves, and then what Miami does to the calendar.

You are shopping for hours; the table prices a visit

“Maid service” is a shopping term, and it quietly implies an hourly rate for one person. The published table is not built that way. It prices a visit — 2–3 hours, worked by a 2-person team, 28 items verified by photo — and what changes from row to row is the duration, not the starting price. Which is why the honest answer to “how much per hour” is that the table does not work in hours. It lives on our residential cleaning in Miami page, the canonical source for every figure below.

The arithmetic, spelled out

Everything below is multiplication on two published numbers — the $225 starting visit and the HomeCare percentage — never a quoted monthly rate. And every figure is a floor: $225 is a starting price, and the largest row on the table reads $225+.

The percentages are the ones the JAS HomeCare card publishes on our services page, for customers planning at least 3 cleanings. The booking flow shows the discount as its own line before you confirm anything.

The five-Monday month

This is where a subscription mindset breaks. We invoice per completed visit, not per month, so a month with five Mondays costs five visits: about $956.25 instead of $765. On an uninterrupted weekly cadence, four months normally carry five visits; it can be five months when that weekday occurs 53 times. Some months also carry three every-two-week visits — roughly $607.50 instead of $405. That is not a surcharge. It is the calendar.

Which is why the year is a more honest unit than the month: 52 weekly visits from about $9,945, 26 every-two-week visits from about $5,265, 13 four-week visits from $2,925. Again — multiplication on published rows.

“Every four weeks” is not “monthly”

The cadence selector reads exactly every four weeks — no plan discount, and that precision matters twice. First: every four weeks is 13 visits a year, not 12 — the gap is a whole extra visit. Second: it is the one cadence with no discount, so the cheapest month in cash is also the one paying full rate per visit.

The residential page names the other side of the trade plainly: monthly works too, but each visit takes longer because more builds up between cleans. The cheap cadence buys fewer visits, not less work.

Month one is never a typical month

This is the part no national average tells you. The residential page publishes it among its pricing factors: if it has been months since the last professional clean, that first appointment runs longer — it is the reset that makes every visit after it faster. And if that reset is a deep clean, that is a different service on a different ladder, $375 to $595. Budget month one separately.

What Miami does to the year

A national guide quietly assumes all twelve months weigh the same. Here they do not. Our deep-clean page says it plainly: humidity, salt air, and year-round pollen mean buildup happens faster here than in drier climates. And the A/C runs twelve months, so there is no slow winter to make a quarter cheaper — January is as much work as August.

Hurricane season, June through November, sets the two real spikes in the year: beforehand you clear balconies and clean the tracks of windows about to stay shut; afterward there is the fine grit that worked in through them while the house was sealed. If you are going to stretch the interval some month, do not stretch it in those two.

In a building there is a saving no calculator shows. Condos want vendors registered at the front desk, many associations require a certificate of insurance on file before a crew passes the lobby, and some towers assign the service elevator by reservation and time slot. On a fixed cadence that paperwork happens once; with a different company every month it repeats. What the monthly number leaves out

Two things, and both are published. First, the extras: the Deep clean card prices empty refrigerator $65, refrigerator with food $85, inside oven $65, and interior windows from $10 per pane separately. Second, the area adjustment: from the base rate up to 20%, on approved operational ZIPs only, never inferred from income, neighborhood, or a similar-looking ZIP. And a third that is not a cost but a limit: a cleaning visit is not remediation. The Terms reserve the right to refuse service in cases of unsafe conditions (mold, infestation, biohazard). None of that belongs in a monthly cadence.

Choosing a cadence without guessing

The residential page already publishes the recommendation: every two weeks is the rhythm most Miami homes settle into — enough to keep dust, floors, and bathrooms from ever getting ahead of you. Quick answers

Is the monthly figure a subscription I get charged for?

No. The booking flow says it plainly: there is no separate membership fee or long-term contract; you pay per visit and pause or cancel subject to appointment cancellation terms. Nothing is charged at booking, and after each completed visit we issue an invoice. The month is a total you can compute, not a line item anyone bills you.

Weekly or every two weeks — which costs less per month?

Every two weeks, by arithmetic: two discounted visits beat four of them even with the smaller 10% saving. Weekly buys a higher standard, not a cheaper month. The residential page names the trade the other way round too — monthly works, but each visit takes longer because more builds up between cleans.

Does a bigger house cost more per month?

On the published table the starting price reads $225 from a studio through a 3 BR · 2 bath, and $225+ at 4 BR+ · 3 bath; what climbs across those rows is the duration, from 2 hours to 4–5. Your ZIP can adjust the base from nothing up to 20%, on approved operational ZIPs only — and that adjustment rides on every visit, so it multiplies.

What is not included in the monthly number?

Do I have to commit to a number of months?

The HomeCare savings are intended for customers planning at least 3 cleanings, and a recurring plan continues at the selected cadence until you cancel it in your account or by text or email. Appointment cancellation terms still apply: free up to 24h before, $25 inside 24h.
