What is post-construction cleaning, and what does it include?

Post-construction cleaning is the finish clean — the one that happens after the trades leave and the contractor has hauled the bulk debris away. It takes fine construction dust out of air vents, window tracks, switch plates, light fixtures and cabinet interiors so the space can be shown, used, or handed off. Put another way: it is not a bigger deep clean, and it is not debris removal. Confusing it with either costs money — one under-books the job, the other hires a cleaning company for work that belongs to your contractor. Below: where this pass sits among the three the trade recognises, what is on the published checklist, what stays off it, and what Miami adds.

Rough, final, touch-up: which pass this is

Construction crews and cleaning companies generally describe three passes. The rough clean happens while the job is still moving: sweeping, getting large material out of the way, keeping the site walkable so the trades can work. The final clean — the detail clean — is what people mean when they type “post-construction cleaning”: the pass over every surface, track, vent and cabinet once nobody is working in the space any more. The touch-up is a lighter visit afterwards, for the dust that kept coming down.

What makes this list different is not the line items — most appear on a deep clean too — but where you look and how you wipe. Construction dust is a powder: it does not sit on a surface, it works into one. It lives in hinges, in the slider track, behind switch plates and inside vent covers, and it comes out with slow, repeated wiping rather than one pass — rush it with a dry cloth and you have only put it back in the air. On eligible completed visits, the CleanCheck report carries checklist status and customer-safe photos, for whoever was not there to watch.

What it does not include — and whose job that is

Bulk debris is the contractor’s: lumber offcuts, drywall sheets, packaging, old fixtures. We take the space from broom-swept to finished, and if bulk material is still on site we will ask you to have it removed before we schedule. That is not fine print — it is the difference between a visit that lands and one where the crew spends half its hours moving what a truck should have taken.

It is also not remediation. The Terms reserve the right to refuse service in cases of unsafe conditions (mold, infestation, biohazard), and that line applies here exactly as it does anywhere else. If your project uncovered something that needs treating before anything gets cleaned, that is a different conversation and a different trade.

What Miami adds

The building sets your schedule

A condo build-out in Brickell or Miami Beach comes with elevator reservations and front-desk rules, so access gets planned before the crew rolls up. Towers register vendors at the front desk, associations want a certificate of insurance on file before anyone passes the lobby, the service elevator is assigned by reservation and time slot, and quiet hours apply — all of it covered in our apartment and condo guide. The dust does not stay in the room you renovated

In Kendall and Coral Gables, kitchen-and-bath remodels send sanding dust drifting well beyond the room that was worked on — which is why we detail the whole affected area, not just the renovated one. In Doral and Homestead, new-build and first-owner homes need a full top-to-bottom dust-down before the furniture arrives: nobody made a mess, the place has simply never been cleaned. Say the neighborhood and building type when you ask for the quote — here, access shapes the work as much as the dust does.

A/C, salt air, and hurricane season

The A/C runs twelve months a year here, so vent covers are not a bonus line on the checklist — they are one of the first places construction dust shows up. Humidity, salt air and year-round pollen make buildup happen faster than in drier climates, and drywall powder on a damp slider track has to be lifted, not blown off. The calendar matters too. Hurricane season runs June through November, and a house shut for days while dust is still settling ends up with it in the tracks and sills — if your project lands there, plan the finish clean for after the house opens back up.

How it differs from a deep, move-out, or office clean

A deep clean (starting at $375) runs the same detailed checklist against a different enemy: the grime of living in a place. Move-in / out cleaning (starting at $450) exists because an empty property puts cabinet, drawer, closet and shelf interiors in scope. Post-construction is quoted separately because the work is different again: the same detail, against powder, in a space that is usually empty and brand new. And if what was handed back is a commercial space? The handoff is post-construction all the same. What changes is what follows: once it is done, recurring upkeep goes back to the commercial table, which starts at $225 per weekly visit for spaces up to 1,000 sq ft and is published by size on the office cleaning in Miami page.

What moves the price

Post-construction is priced by reviewed quote: it starts at $650 for the first 1,000 sq ft, we review the details you send, and we confirm the exact scope and price before scheduling. Size sets the baseline — square footage, rooms and bathrooms, and how much of the property the work actually touched. Ceiling height matters more here than on most cleans: high fixtures, fans and shelf tops need ladder work. Condition is the bigger swing — a cosmetic refresh leaves a fraction of the dust of a drywall-heavy gut renovation. Access and timing round it out: elevator and parking reservations, empty or already furnished, one final pass or the touch-up as well.

How soon after the punch list can you come?

Booking typically runs on a 24–48 hour lead time, so the useful rhythm is to ask for your date while the punch list is wrapping up rather than after. That puts the clean right before your walkthrough, listing photos, or move-in — and gives the last of the airborne dust a day to settle first.
